This Shore Road co-op has unobstructed views of the New York Harbor
Arriving at 9701 Shore Road, one can immediately see the appeal of this six-story, prewar co-op. Perched above the New York Harbor, the 1935 building is directly across from Shore Road Park, accessible by a set of stairs or the zigzagging ramp. The water views are best enjoyed from the street (or within the co-op for lucky shareholders), but the lawns below still offer magnificent views of the Verrazzano Bridge, which is just four blocks away. On weekdays, every 15 minutes or so, an express bus to Midtown Manhattan stops in front of the neighboring building — a great perk for commuters. Compared to the neighborhood’s median prices, units are slightly more expensive, but in return for this premium, buyers get larger-than-average apartments and a desirable Shore Road address.
Amenities are minimal, but the old-school common spaces are well-maintained
With its multicolored brick facade, rounded corner and castle-like crown with parapets, the architecture of 9701 Shore Road may be somewhat unique for Brooklyn as a whole, but it fits right in with other Bay Ridge and Fort Hamilton co-ops. “Most of Shore Road is pretty homogenous,” says Melissa Leifer, a real estate agent at Keller Williams NYC. “This co-op doesn’t have balconies, terraces or a roof deck (because that would make the insurance and maintenance fees way higher) but the entrance has a nice courtyard with a fountain and landscaping around it. And the park is literally right across the street, so it’s easy to reach great outdoor space.” Inside, the Art Deco lobby includes original features like terrazzo floors, a marble fireplace and patterned moldings along the tray ceilings. “The main landing area is slightly sunken and the whole space is dimly lit and moody, which was the style back then,” Leifer says. There’s no door attendant or concierge, but a live-in super helps maintain the building and assists owners. Downstairs in the basement, residents can access a laundry room and bike storage.
Generously sized units may include original prewar features
Leifer says that there’s some continuity inside of the Shore Road co-ops, as well. “A lot of the units in this area have the same prewar aesthetic: arched doorways, parquet floors, moldings on the walls and ceilings. Many units have been renovated, but those were the original features.” Of the co-op’s 91 units, the most desirable ones have ceilings that reach 9 feet, windows in every room, and, most importantly, water views. Seeing as this is a prewar building, there’s no central air conditioning, but, as of 2024, shareholders can add window units at a cost of $60 per season, per air conditioner. This charge, and all other utilities, are included in shareholders’ monthly maintenance fees. Leifer warns that maintenance fees in co-ops along Shore Road tend to be “slightly higher” than others in the neighborhood. “It’s like a premium because the building is waterfront,” she explains. “But still, you definitely get way more bang for your buck in these co-ops than you would for the same exact building in Manhattan.”
As such, there’s very little turnover in the building: In 2023, only one unit was sold. Studios, some of which have alcove sleeping spaces, start around 540 square feet in size and $265,000 in price. One-bedroom units, which range from 700 to 920 square feet, have prices between $299,000 and $465,000. Most two-bedrooms are over 1,000 square feet and cost between $575,000 and $708,000, while three-bedrooms range from $625,000 to $738,000. It’s important to note that throughout the building, even multibedroom residences only have one bathroom.
Direct access to waterfront green space, plus dining along Third Avenue
Unsurprisingly, many consider Shore Road Park to be one of the co-op’s best assets. Descending the stairs, residents will come across athletic fields and recreational lawns, which become a sledding hot spot during snowy winters. There’s also a playground, a dog run and tennis courts, as well as the Bay Ridge Promenade, a paved waterfront path frequented by cyclists and runners. Leifer says that residents can dine or run errands a few blocks away, along Third Avenue. For brunch, The Common is a favorite among locals, especially on Saturdays when the Bay Ridge Greenmarket takes over the Walgreens parking lot next door. Leifer also cites Mike's Delicatessen on Fourth Avenue, saying, “It’s the best deli in the world. Every time I’m in the area, I pop in.” The nearest grocery store, Met Fresh, is just an eight-minute walk from the co-op.
Commuters travel roughly one hour to Midtown Manhattan
Brooklyn’s first stop on the R train is located about a half-mile from the building, allowing residents to reach Midtown Manhattan in 40 minutes to an hour. The express bus also provides transit to Midtown, but the journey can take longer during rush hour. Although many residents in Bay Ridge and Fort Hamilton have cars, there is limited parking in the area. Several highways, including Shore Parkway and Gowanus Expressway, are accessible for travel within Brooklyn, while the Verrazzano Bridge links drivers to Staten Island.
