Staid luxury postwar co-op perched near the Brooklyn Heights Promenade
Dubbed after the Dutch town — equidistant to the cities of Amsterdam and Utrecht — that lent its anglicized name to Brooklyn during the colonial period, The Breukelen is a full-service co-op strategically situated along the borough’s views-rich waterfront. Defined by its semi-circular bay windows and decidedly Moderne architectural style, the 12-story yellow brick building has all the trappings of a staid luxury residence in picturesque Brooklyn Height’s meticulously preserved historic district: full-time white gloved door attendants and perhaps more importantly, sprawling studios to one-bedrooms with classic layouts making the most of the 1949-built residence’s corner orientation. Large geometric, multi-pane windows — along with a fully furnished roof deck — frame vistas of the iconic Downtown Manhattan skyline, much of New York Harbor and the Statue of Liberty in the distance. “Because they’re older, co-op buildings are often better positioned within blocks,” says Jerry Minsky, a seasoned agent with Douglas Elliman. The neighborhood's “elevated” promenade begins right outside the front door.
“Brooklyn Heights is a 50-square-block plateau studded with well-preserved and elegant brownstone houses just across the East River from lower Manhattan's financial towers, where many Heights’ residents work,” a still relevant 1982 “New York Times” article reports. “Not all of the Heights is brownstones. There are well-kept apartment buildings, such as the Breukelen at 57 Montague Street.” As one of the only apartment-to-co-op conversions in this highly desirable and optimally connected neighborhood, the building’s 128 units are relatively affordable.
Oversized studios, one-bedrooms and a few combined units with historical detailing
Sizeable studios with separate foyers, dressing areas, ample closets and fully enclosed galley kitchens sell for $550,000 on average. One-bedrooms, often with multiple exposures and back-facing bedrooms with enough room for king-sized frames, fetch between $720,000 and $850,000. A few two-bedrooms with more than 1,200 square feet of space, sell for upwards of $1.3 million. Sold for $2.4 million in 2024, combined unit 7BC incorporates 1,436 square feet of space dedicated to split-layout en suite bedrooms and a massive, open-concept great room with two waterfront-facing bay windows. Sold for $2.7 million in 2017, unit 11C has a similar spatial distribution but with an additional en suite bedroom and spacious private terrace. Like many units here, the original parquet flooring and built-in shelving have held up and are now joined by brand-new finishes like Quartz countertops and stainless-steel appliances. Like in any building of this age, the state of renovation varies greatly from unit to unit with some priced to sell as “blank slates.” That said, solid construction walls and other historical elements like French doors are still prevalent throughout. In 2024, The Breukelen’s board introduced building-wide upgrades like central air and energy-efficient windowpanes introduced within the fully restored, original framework. The gifting of residences is permitted. While in-unit washer/dryers aren’t allowed, there’s a sizable laundry room in the basement.
Essential amenities and the main attributes of idyllic Manhattan-adjacent Brooklyn Heights
The Breukelen also has a bike room and sufficient exercise room. The main draw here, of course, are the surroundings. The Brooklyn Heights Promenade right outside is perfect for morning strolls. An overpass walkway at the end of Cranberry Street leads into the converted post-industrial Brooklyn Bridge Park, an innovative 85-acre greenspace repleted with a hilly landscape, picnic lawns, sports fields, roller rink, playgrounds and a historic carousel. The Pierrepont playground is right outside the building. Also commencing right out of the building, Montague Street is a low-density commercial stretch lined with quaint eateries and luxury boutiques, a setup akin to resort areas like The Hamptons but perhaps slightly less homogeneously posh. Dellarocco's is a long-established pizza joint and Chama Mama serves Georgian classics. The Long Island Bar and Henry Public are locally beloved watering holes set along nearby Atlantic Avenue and with near-institutional status. The closest grocery store is the Key Food on Montague Street. There’s also a Trader Joe’s on the corner of Atlantic Avenue and Court Street.
Given that Brooklyn Heights is a predominantly low-rise — leaning mid-rise — neighborhood, it’s slightly easier to find street parking here. That said there are garages with monthly rates along its perimeter and in nearby Dumbo. The Brooklyn Queens Expressway, which runs right beneath the area, can be accessed from the end of Atlantic Avenue. Most residents here, however, are commuters who rely on the Clark Street subway station, served by express 2 and 3 trains. While the Court Street station has N, R and W subway service, the 4 and 5 stop at Borough Hall. There’s quick and consistent service to all parts of Manhattan.
