A two-building co-op complex facing Brooklyn's largest green space, Marine Park
Prospect Park might be more well known, but Marine Park is Brooklyn’s largest green space, spanning 530 acres of grassland and salt marsh. Located across the street, between Avenue U and Avenue V, is a two-building complex dubbed Brooklyn Marine Park Development Co-op, which dates to 1952 and holds 264 residences. The red-brick buildings are nearly identical, each six stories and divided into two irregular wings, with numerous setbacks that create an abundance of corner units, many with protected views of Marine Park’s tidal landscape. The tops of the structures are capped with chocolatey brown siding, while manicured gardens on the street level add an elegance to the entrances. The only other adornments are fire escapes and terra cotta tiling above the lobby doors.
One- and two-bedroom units starting at $190,000
The property offers one- and two-bedroom units, with sizes ranging from 700 square feet to just over 1,000 square feet. Galley kitchens and ample closet space are hallmarks, but otherwise there’s little commonality between units. Flooring of all types can be found throughout the building — some individual units contain a mix of carpeting, hardwood, laminate and tile flooring. Prices for a one-bedroom start at $190,000 and go up to $210,000, while two-bedrooms can be found for between $260,000 and $275,000. “The attraction is the low maintenance, which is lower than most co-ops in the area,” says Delton Cheng, a broker with Century 21 Homefront who recently sold a one-bedroom unit at the property. However, when it's time to sell, the costs are far higher than many other residences. It "has a flip tax of 20% when selling. This is offset with the low maintenance which includes all utilities." In contrast, the average flip tax in the city is closer to 2% or 3%. In terms of maintenance, a one-bedroom home spanning 750 square feet was recently on the market for $210,000 and carried a monthly fee of $715. “The property is 100% co-op and owner-occupied with pride of homeownership,” adds Cheng.
The elevator building offers shared laundry and parking
Amenities are limited at the development, but there are elevators and a video intercom system, which lend a sense of security. The shared laundry room is another convenient perk, and pets are welcome. The complex contains a parking garage for owners, but there is sometimes a waitlist for spots, while an adjacent surface parking lot is reserved for renters. There’s no gym on site, but BK Fitness Club is reachable in 15 minutes on foot and has a wide selection of workout equipment and cardio machines.
Near restaurants along Avenue U as well as Kings Plaza Shopping Center
“The location is quiet yet close to all amenities, buses, shopping, houses of worship and restaurants along Avenue U,” says Cheng. Indeed, the blocks surrounding the development are home to an ice cream parlor, Japanese restaurant and a Kosher eatery, not to mention a large Key Food on Gerritsen Avenue. Kings Plaza Shopping Center can be reached in about 20 minutes if walking and features large retail chains like Macy’s, Primark and Zara as well as fast-casual dining spots such as Shake Shack and Chipotle. Perhaps the biggest amenity in the neighborhood is Marine Park and the Salt Marsh Nature Trail and Center, which features running paths, sports courts, baseball fields and places to fish, kayak and canoe. A protected nature reserve, the tidal estuary is known to attract migratory shorebirds such as Spotted Sandpipers. The Carmine Carro Community Center, located within the park, hosts numerous free public programs for adults throughout the year, from computer learning classes to group fitness sessions, as well as after-school activities for youth.
Bus service is the primary mode of public transportation
While not as connected to transit as other parts of the borough, Marine Park offers local bus service like the B2, which stops outside the building and connects to the Kings Highway subway station serviced by the B and Q trains. The BM4 bus stops just a block away and goes into Manhattan, while the B44 stops about five minutes away and takes riders into north Brooklyn neighborhoods, past numerous stops on the 2 and 5 trains. There are no Citi Bike docks in the vicinity. JFK Airport can be reached by car in about half an hour.
