Modern glass-and-steel tower with classically spacious layouts

Casa 74 was built for those looking for more. More amenities and more square footage, to be sure, but also more bedrooms, which have become a hot commodity as work-from-home needs have risen. According to a 2010 New York Times article, the building’s developer increased the number of units with three or more bedrooms from 70% to 75% in response to demand from early homebuyers. “They don’t really make them like this anymore. Every room is large. They have great views on the higher floors, and many of the kitchens have eat-in kitchens,” says Ilana Lee, a real estate agent at Compass. Although Casa 74 isn’t the newest condo option in Lenox Hill, its large layouts are particularly appealing compared with younger but more compact buildings. “It’s very expensive to build in New York right now, so developers are doing their utmost to maximize profit on every square foot, and that leads to smaller units,” Lee says. Incoming condo developments also positively impact Casa 74 residents from an investment standpoint. “The area’s only going to see more improvement, price appreciation and better retail opportunities. And I think the building will benefit from that,” Lee says.

Multiple rooms instead of multipurpose rooms

Multi-bedroom units are Casa 74’s forte, starting with three bedrooms that range from 1,825 to over 2,500 square feet. Most smaller units have three bathrooms and corner windows for excellent lighting, while larger units have generous additions such as walk-in laundry closets, breakfast nooks, dens (separate from the living room) and, in some cases, private terraces. Four bedrooms vary from about 2,300 to 3,200 square feet, with many expanding upon the biggest three-bedroom layouts and adding extra closets, while five bedrooms range from 3,400 to over 4,000 square feet and can include multiple bedrooms with en suite bathrooms, and additional areas that can be used as dressing rooms, home offices or home gyms. Two bedrooms, sized from about 1,500 to 2,000 square feet, are less common and include duplexes and units with breakfast nooks. There are also a few one bedrooms ranging from 950 to 1,200 square feet with extra half bathrooms and home office nooks, and just two studios around 450 feet.

Extensively furnished for elevated living

Developers went big on appliances, outfitting even the one bedrooms with dual ovens, wood-paneled refrigerators and washer-dryers, and adding mini wine fridges to larger units. Primary bathrooms are also built out well, with double sinks, both tubs and walk-in showers, and frosted glass dividers for an elevated look. In kitchens, floor tiling extends to the breakfast nooks, making them distinct from the living and dining rooms, and units on the highest floors have working fireplaces in the living rooms.

Investment opportunity in an upscale neighborhood

Compared to nearby early-2000s condominiums, Casa 74 is generally priced toward the high end. Leading up to 2024, studios at Casa 74 have sold for around $650,000, and one bedrooms have sold for around $1.5 million. Two bedrooms have sold for between $2.4 million and $3 million, and three bedrooms have sold for between $2.9 million and $4.1 million. Beyond that, four bedrooms have sold for between $4.3 million and $5.3 million, and five bedrooms have sold for $6.3 million to $7.9 million. However, Casa 74’s large floor plans make it a competitive alternative to spacious luxury buildings moving into the neighborhood. “When you look at the new developments that are opening on the doorstep of this building, they’re going for $3,000 a square foot, so this, in comparison, is an excellent option,” Lee says. At Casa 74, many units cost less than $2,000 per square foot.

Outfitted for fun and relaxation

While 24-hour lobby attendants and a live-in super make sure residents are comfortable in Casa 74, the lifestyle-oriented amenities also keep them entertained. Young children have a playroom with climbing walls, and as they grow they can practice ping pong, basketball, foosball and other tabletop pastimes in the arcade-inspired game room. And for residents who don’t have a private balcony or terrace, there’s a courtyard hidden from street view, outfitted with refreshing greenery and plenty of seating.

Upper East Side’s major commercial thoroughfare

Being just off Second Avenue gives residents an easy time with everyday shopping and dining. The avenue has plenty of local businesses, a Gristede’s one block away and a thriving restaurant scene farther north, in addition to an Equinox gym in the building’s ground floor. Half a mile east, John Jay Park has a public pool and bridge to the East River walking path, while half a mile west, Central Park has picnic-ready lawns, wooded trails and multiple playgrounds. Plus, heading north along the park are two of the city’s best museums — the Met and Guggenheim.

Local east-side transit

Both the 6 and Q trains are less than half a mile away, providing access along Manhattan’s east side and into south Brooklyn. Southbound buses stop directly in front of the building, while northbound buses run on Third Avenue. For car owners, the closest FDR Drive on-ramp is about a mile south, and near there, the Queensboro Bridge makes driving into Queens convenient.
