A new construction building with surprisingly spacious layouts

Clearmont Greene is one of the neighborhood's few properties built after the millennium. Designed in 2007 by New York-based practice by Meltzer/Mandl Architects for developer Vanderbilt Associates, the development is composed of two structures — one on Clermont Avenue and the other on Vanderbilt Avenue — connected by a landscaped courtyard. “There aren’t many new developments in Fort Greene,” says Matt Gundel, real estate broker at Compass. “For a newer construction building, the layouts are much bigger than, let’s say, a brand-new condo, like 11 Hoyt,” he says, having just sold a two-bedroom unit 20% over the asking price. Gundel explains that the “spacious bedrooms” are “big enough” to fit a king-sized bed, a dresser, and a lounge chair or desk. The floorplans were designed “intentionally,” with “well-balanced proportions” to “center the home around the common area, provide more privacy and maximize square footage.” With that being said, residences don’t come on the market often, least of all three-bedrooms.

Thoughtfully designed residences with multiple private outdoor spaces

Comprising 74 units spanning six stories, Clermont Greene consists of studios, one-, two- and three-bedroom apartments. Studios average 525 square feet and feature a sizable walk-in closet and an open kitchen. Unit #406, an east-facing, recently remodeled one-bedroom with hand-painted wallpaper, a private terrace and custom designer closets, sold for $885,000 in May 2022. Two-bedrooms, ranging between 1,000 and 1,200 square feet, are designed with split layouts and typically have a private balcony off the centralized living area. A spectacular outlier, #604, a two-bedroom with three private outdoor spaces, including a 12 x 50 roof deck, hasn’t been on the market since the original sales. Three-bedrooms are rare and hard to come by because they are all outfitted with multiple massive outdoor spaces, many of them with small balconies off the primary bedroom, large patios outside the living room and monolithic roof terraces that start at 700 square feet; the last sale back in September 2014 netted $1.6 million.

Clermont Greene is a full-service elevator building with a 24-hour doorman, live-in resident manager and part-time maintenance staff. The lobby provides access to the locked package room and cold storage. Just outside the lobby is a courtyard with a grassy knoll, park benches, an English garden and a reflecting pool. Similarly, a roof deck is equipped with barbeque grills, bistro tables and tables and plush lounge seating. On the lower lever, residents can find a bike storage room. The same subterranean floor is home to the somewhat dated fitness center, equipped with cardio machines, weight training equipment and a padded stretching area for yoga, dance and the like. Car owners rejoice: each unit has a deeded parking space in the building’s private basement garage. Plus, the building is pet-friendly.

Cozy side streets dotted with dog walkers, cool dads and chatty Pratt students

The street the complex was named after, Clermont Avenue, is a quaint tree-shaded side street lined with historic brownstones. This particular pocket of Fort Greene sandwiched between Fort Green Park and Pratt Institute along Dekalb and Myrtle Avenues, is known for its quaint neighborhood cocktail bars, Michelin-starred eateries and specialist boutiques. Around the corner at Adelphi Street and Willoughby Avenue, Rhodora is a rustic wine bar with tapas-style bites and a selection of high-end natural vin de table. At Walter’s, along Cumberland and Dekalb Avenue, the bow-tied bartender serves the classics, done well: French Dip with au jus, plump pork meatballs and a stiff Manhattan to wash it all down. Further west on Carlton Avenue, home goods boutique Su'juk sells brightly colored millennial-style small furnishings, rugs, kitchenware and home objects. Meanwhile, Fort Greene Park is fewer than three blocks from Clermont Greene and offers 30 acres of green space. Designed in the mid-19th century by the legendary landscape architects Olmsted and Vaux, the park is known for its historical monuments, fog-friendly areas, tennis courts and playgrounds. Lining the park's edge and surrounded by chestnut trees, Park Greenmarket draws in crowds year-round on Saturdays. For groceries, markets are plentiful in the neighborhood and hard not to name off in a list-like fashion, including Whole Foods, Trader Joe's, Key Food and many more.

Near multiple subway stations and the LIRR

Two subway stations are just half a mile away, door to turnstile: Fulton Station on Lafayette Avenue provides access to the G line, and Lafayette Avenue station services the C train. The major subway hub at Atlantic Terminal, one of the busiest Brooklyn transit centers, with many train lines and the LIRR, is also within the neighborhood.
