Convenient 23rd Street location at a lower price point than newer buildings

Bay windows and street-facing balconies are the most physically distinguishing features on Crossing 23rd, a red-brick-and-glass condo from HTO Architect. The 21-story mid-block building is directly on East 23rd Street, but offers more modern conveniences than some of its immediate neighbors since it was finished in 2005, even though it looks older. That said, 23rd Street is lined with even newer and higher-end condos, from Gramercy Starck to Madison Square Park Tower, and many of the tenants at Crossing 23rd are renters in investor units. In fact, there are more rentals than units for sale, from studios to penthouses. Those who are unbothered by the building’s transient nature will find that the area, at the intersection of Flatiron, Kips Bay and Gramercy Park, is a convenient base for commuting or going out.

Luxury finishes from designer Andres Escobar and outdoor space

Crossing 23rd may be nearing its 20th anniversary, but original finishes from designer Andres Escobar are still prevalent in many of its 93 apartments. These include kitchens with cherrywood cabinets featuring frosted glass fronts, granite counters and GE appliances. Bathrooms are cohesive with the same cabinets, except the counters are marble. Brazilian cherrywood floors complement the cabinets, while high ceilings accommodate glass doors opening onto balconies in some units. Views are most spectacular from the higher floors, taking in the likes of the Flatiron and Chrysler buildings. Natural light and soundproofed windows are a given, but washers and dryers aren’t. There’s a laundry room for those without. Studios start at 470 square feet and don’t skimp on kitchen space or finishes, and those in the C line even include spacious balconies. Quite a few have also been upgraded with built-in Murphy beds. A 2023 studio sale on a low floor went for just under $600,000. One- and two-bedrooms are the most common here, with the former starting at 536 square feet, but those with a bit more square footage can fit a dining room table and king-size bed. Some in this size range also feature bay windows or balconies, as do two bedrooms, which start around 1,000 square feet. While one-bedrooms still sell for under $1 million, two bedrooms are closer to the $2 million mark. A smaller number of three bedrooms include four penthouses, and it’s worth noting that floors 9 through 21 have four units or fewer per floor. This range starts at 1,500 square feet with notable differentiators like private elevators, two levels, washers and dryers or multiple outdoor spaces. The largest uncombined unit is a 1,942-square-foot penthouse, and the highest sale went to a combined unit for $3.6 million.

Full-service building with a laundry room and courtyard

Amenities are in line with the condo’s price point. A full-time door attendant, part-time concierge and live-in super are the main draw, while a well-maintained laundry room connected to the courtyard is convenient for those without washers and dryers. The courtyard, while small, is nicely landscaped and outfitted with patio furniture, making it an ideal spot to wait for laundry to finish. The gym is in the same vein; it’s small and basic, but filled with natural light and close to the courtyard.

Central location surrounded by parks, shops, entertainment and retail

The busy 23rd Street artery continues to develop and keep pace with the newer luxury condos that have sprung up in recent years, although the block between Park Avenue South and Lexington Avenue caters more to Baruch College students. Fast food spots and convenience stores are most prevalent, but live music hall Gramercy Theatre is almost next door for enjoying shows in an intimate venue. Beyond the block, this area offers an eclectic mix, from a photography museum and art gallery to longtime destination restaurants like Eleven Madison Park for its seasonal vegan menu and Danny Meyer's Gramercy Tavern for its prix-fix menu. Madison Square Park with its popular dog park and equally popular Shake Shack is less than two blocks away. Italian food hall Eataly is down the block from the park while Whole Foods is near the park's opposite end. Union Square is about a 10-minute walk south, with a year-round farmer’s market up to five days a week.

Numerous train and bus options

The 6 train is around the corner at 23rd Street and Park Avenue South, while the F and M lines are a few blocks west at 23rd Street and Sixth Avenue, along with the New Jersey PATH train that runs between Penn Station and Hoboken and Jersey City. More options are available about a 10-minute walk south at 14th Street-Union Square, including the N, R, Q, W and 4, 5, 6 trains, plus the L train to Brooklyn. Buses also travel north and south along Park Avenue South and crosstown along 23rd Street.

Transient nature and constant noise

As mentioned, many condos are rented out, which lends to an impersonal vibe. And 23rd Street is a heavily trafficked artery, with constant noise from buses and sirens impacting units in the front of the building.
