An accessibly priced midcentury co-op in Jackson Heights
Sandwiched between 81st and 82nd streets along Northern Boulevard, the Donner Gardens complex finds itself on a quiet residential block lined with a few other unassuming postwar apartment towers. The street is also shared by St. Mark's Episcopal Church, a hundred-year-old stone-wall structure with a shingled mansard roof circumscribed by a lush garden lined with a wrought iron fence. “The co-op is in a convenient location close to everything residents need,” says Vladimir Simkhovich, a broker at Jackson Heights Properties. “34th Avenue is pedestrian-only for 34 blocks,” he says, “so you can ride your bike through the neighborhood without worrying about car traffic.” Plus, residents can go to the “the famous 79th Street farmers market every Sunday.” Completed in 1951 by architect Philip Birnbaum, the cooperative comprises six six-story apartment towers clad in red brick and punctuated by white-aluminum-framed casement windows. Designed to maximize square footage, the co-op offers well-proportioned multi-room apartments with ample storage and living space.
Efficient floor plans with formal rooms
Two hundred seventy units across six stories range from one- to two-bedrooms. “The apartment sizes are smaller than prewar buildings typical to the area,” says Simkhovich, who specializes in Jackson Heights real estate. However, these are “much more affordable.” He says one-bedrooms have a market rate ranging from $300,000 to $325,000, while two-bedrooms go for between $400,000 and $425,000. The midcentury-designed layouts feature foyer-dining-room-hybrids, small galley-style kitchens, generously proportioned living rooms and plentiful deep closets. Regardless of size, all apartments have just one bathroom and queen-sized bedrooms. Simkhovich’s unit, a 900-square-foot two-bedroom with three exposures — and the original pink-subway-tiled bathroom with a purple toilet topped by a seashell-shaped seat — was listed for $419,000 in the last quarter of 2024.
Basic amenities and full-staff service
The elevator building has a live-in superintendent and part-time maintenance staff. Two laundry facilities — one on the 81st Street side and the other on the 82nd Street side — offer card-operated front-loading washers and dryers. On the lower level of each property, residents can find storage lockers in two sizes managed by a third-party company: a four-foot-wide by six-foot-deep by seven-foot-high unit for $68 monthly and a four-foot-wide by seven-foot-deep by seven-foot-high unit available for $78 monthly. Bike storage is also offered for $50 yearly. For added security, each tower was recently outfitted with a new “digital doorman” system, which surveils the entrance and perimeter, provides guests remote access and facilitates package delivery to the mailroom. The ground floor parking garage offers single spaces to shareholders for $138.60 (and $198.00 for non-shareholders) monthly.
Food from around the world, big-box chains and shopping destinations
The co-op is on a quiet, tree-shaded side street in Jackson Heights, surrounded by other brick-clad residential buildings — duplexes with gated driveways, apartment towers and other co-op complexes. In the neighborhood, one can find food from around the world (around 60 percent of Jackson Heights residents were born outside the U.S.); some favorites include the buffet eatery Indian Taj, Tibetan momo dumplings at Lhasa Fast Food and $2 tacos at Mi Mexico Lindo Tacos food truck. Along the main avenues, there are everyday conveniences, including gas stations, a Home Depot, CVS, bank branches and countless hair and nail salons. CTown, Food Bazaar and Keyfood are within walking distance.
Remember that Roosevelt Terrace is just under two miles south of LaGuardia Airport, so residents should expect to hear and see some air traffic. (Meanwhile, car traffic shouldn’t be affected by this proximity, as most take the BQE.)
Half a mile from the 7 train
Door to turnstile, Roosevelt Terrace is half a mile from 82nd Street–Jackson Heights station, which offers access to the 7 train. The F and M lines are accessible at Jackson Heights–Roosevelt Avenue/74th Street station, about a 17-minute walk or 0.8 miles from the co-op. There’s also the LIRR Woodside station, which gets to Grand Central station in under 30 minutes. Alternatively, nearby major thoroughfares — the BQE, Grand Central Parkway and Long Island Expressway — make driving to Queens simple and to Brooklyn and Manhattan manageable.
