Prewar co-op built by architect Ernest Flagg
While this nine-story, modernist co-op from 1932 offers some interesting prewar details, like its arched courtyard entrance flanked by lion statues, the red-brick building otherwise blends into the neighborhood. Ernest Flagg is behind its creation, the architect behind the storied Singer Building, one of the city’s first skyscrapers that even held the title as the world’s tallest for a brief period in the early 1900s. The Singer Building has since been demolished but Flagg Court survives. Flagg told The New York Times in 1931, “I selected the Bay Ridge site because it seemed to be a beautiful spot for apartment buildings.”
However, the original structure also contained impressive amenities, including a playground and shade-providing pergolas on the rooftop and a swimming pool with a diving board in the courtyard. There was even an onsite bowling alley and auditorium for community events. Today, the courtyard, from which Flagg Court draws its name, is the only surviving feature, minus the pool.
Original herringbone floors are found throughout
The 455 units range from studios to four-bedrooms, but studios and one-bedrooms represent the bulk as most residences are rentals. Larger units don’t come on the market very often due to their limited number. It’s possible to find apartments that have been gut-renovated with the likes of new cabinets, stainless-steel appliances, dishwashers and even washers/dryers, while other units haven’t been updated in decades and would need a makeover. Gutted or not, many retain their original herringbone floors in at least one room and black-and-white tiles in bathrooms. Poured concrete floors and ceilings are another prewar feature and help to reduce noise. Some apartments overlook the courtyard and others, on the higher floors, have water views; while windows are generously sized, they do have to accommodate window air conditioners since that’s the main option. Studios start at 400 square feet, with a 2024 listing priced for less than $200,000. One-bedrooms range from 625 to 1,000 square feet; the latter size sold for $392,000 in 2024. Two-bedrooms start at 750 square feet with a 2023 sale going for $450,000. The rare three- and four-bedrooms span between 1,300 to 2,000 square feet with no listings for more than five years. Subletting is allowed after two years of ownership with no caps. As a result, the majority of units here are rented out.
Large manicured courtyard and common laundry rooms
Historic elements remain, like the double-height entrance framed by stonework and complemented inside by black-and-white tile floors, white walls with black trim and bronze-toned mailboxes. In recent years, Flagg Court has addressed issues in the brick exterior and added a new roof and windows. Overall, though, Flagg Court has seen better days. Today’s amenities are nowhere near as grand as in the co-op’s early years and consist of the gated courtyard, two basement laundry rooms, a bike room and storage units. Onsite parking is also available and includes charging stations for electric vehicles, but there’s a waitlist and it’s challenging to find street parking. A live-in super handles maintenance requests, and building security is limited to an intercom system and locked entrance. Pets are allowed and dog owners can take advantage of leafy, residential streets or a nearby dog run.
Residential streets close to shopping and dining
This part of Bay Ridge continues to be a popular location for apartment buildings, per Flagg’s vision, which are mostly low-rise and interspersed with single-family homes. Though mostly residential, a branch of the Brooklyn Public Library is directly across the street, and numerous businesses line Third Avenue on the next block, an inviting stretch that includes restaurants with outdoor seating, coffee shops and bars. There’s Tanoreen, a laid-back Middle Eastern spot listed in the Michelin Guide, Brooklyn Firefly for pizza and live music, CTown Supermarket for groceries and Fairytale Island, a popular indoor playground. Fourth Avenue is also home to a variety of businesses, but geared more to basics from drugstores and laundromats to fast food and dollar stores. The waterfront Shore Road Park is a few blocks in the opposite direction, where locals head to exercise along its 4.5-mile promenade that runs along the Belt Parkway on one side and the water on the other. Owl’s Head Park is a popular destination along the promenade, home to a dog run, skate park, playground and community events.
Convenient access to the R train, express buses and ferries
The R line is the main train option here, but the Bay Ridge Avenue stop is just four blocks away on Fourth Avenue. It takes about an hour to reach Midtown. The area is well served by buses, including the express X27 and X37 routes to Manhattan. Another Manhattan option involves NYC Ferry routes between American Veterans Memorial Pier and Pier 11/Wall Street. It’s about a 15-minute walk to the pier, with express ferries zipping across in 20 minutes. Since many residents own cars, the Belt Parkway ramp is on the other side of Shore Road in Sunset Park for access to other parts of Brooklyn, the Verrazzano Bridge, Manhattan and Queens.
