Garden living in Forest Hills
When it comes to living at Forest Hills South, a seven-building prewar co-op, the piece de resistance is the garden, says associate broker David Dan of Benjamin Real Estate in Forest Hills.
With plantings spread over 7 acres, the gardens of Forest Hills South are a marvel in suburban New York City. Throughout the year, purple and pink hydrangeas, spiky liatris, colorful daylilies in myriad hues and pink coneflowers surround the bubbling fountains and expansive lawns. Towering shade trees dot the garden landscape with flowering magnolia and dogwood trees in the spring season. Seating areas throughout the gardens provide contemplative spaces for residents to enjoy. Even in the winter season, neatly trimmed evergreen bushes highlight the spaces with greenery.
“It’s very much like the countryside, but it’s New York City,” Dan says.
A community that sells very quickly due to location
Built between 1939 and 1941 and designed by Philip Birnbaum, Forest Hills South was originally a rental apartment community. The desire for green space spurred the development of Queens and Forest Hills. It was converted to co-ops in 1985 and is now owned by its resident shareholders and managed by John B. Lovett & Associates. There is a resident manager, door attendants and a staff of 30 to maintain the buildings and gardens.
Many elegant details are found in this complex, Dan says. Columned entrances lead to lobbies of the brick midrise buildings. The lobby areas have all the touches of yesteryear, from moldings to sunken seating areas separated by wrought iron railings.
Units at the complex sell very quickly due to the location and the beautiful gardens, the agent notes. Prices vary based on the condition and whether there is a garden view. Studios start around $200,000, while one-bedrooms range from $300,000 to the mid-$400,000s. Two-bedroom units cost between $400,000 and $650,000 and a three-bedroom unit could sell for as high as $850,000, Dan says.
The floor plans are designed to create a flow between rooms. Prewar details prevail, including 9-foot ceilings, sunken living rooms, crown moldings and built-in bookcases. Some of the units have terraces, but every apartment in the complex has a unique layout," Dan says.
“Apartments tend not to stay [on the market] for a long time,” he notes.
Dan listed two one-bedroom units at the complex in December 2024 at the same $315,000 price and both sold quickly. They both feature arched entryways, hardwood floors and galley kitchens.

Amenities include a fitness center with cardio and strength training equipment and an exercise room. The community room is the site of events for residents and may be rented for private parties. A playroom provides creative space for children in the community. There’s a reading room for residents to read and relax.
Each building has an onsite laundry facility. There are six garages and a gated outdoor lot.
The neighborhood around Forest Hills South
Shopping and dining are within walking distance of Forest Hills South. Along Queens Boulevard, there are stores and restaurants for everyday needs from pharmacies to coffee shops, as well as a Key Food supermarket. For breakfast, there’s Bagels for You, and Sushi Koi is among the ethnic restaurants in the neighborhood. Check out Queens Pizza for its kosher pizza, and for Asian groceries, there’s Tokyo Market.
Austin Street is a popular place to shop and dine. The West Side Tennis club is nearby for tennis enthusiasts.
Easy transportation to Manhattan and beyond
Residents at Forest Hills South enjoy the quality of living being close to shops and close to public transportation and highway, Dan says. The complex is right off the Grand Central Parkway. It is a five-minute walk to the Kew Gardens Union Turnpike subway station which is an express stop for the E and F lines and takes riders to midtown Manhattan is about 25 minutes. The Q60 and QM16 bus lines are also a five-minute walk from the buildings and take residents around Queens, Manhattan and other boroughs. There is also a LIRR station with service to Penn Station in Manhattan.
“Forest Hills has a lot to offer,” Dan says.
