Built in 1962, the 108-unit, six-story Fort Place Cooperative in Staten Island's St. George area combines value and convenience while also offering some nice amenities. "You get a lot of bang for your buck," says Albert Benzaken, a broker with Martino Realty who has done business in co-op. For comparison, he offers the area's condos on Bay Street Landing, where two-bedrooms start at around $700,000, as opposed to $260,000 at Fort Place.
The building's proximity to the island's St. George Ferry Terminal, which can be reached in five minutes by car, and attached indoor, underground parking garage at a rate of $80 a month add to its appeal. A raised courtyard with landscaping and seating takes advantage of the co-op's location facing the Verrazzano-Narrows Bridge and New York Harbor. "It's a gorgeous view," says Benzaken.
Benzaken notes that the co-op has benefited from the significant investment in the St. George neighborhood, particularly along the waterfront. "Over the past five years, it's really developed, with a lot of restaurants popping up, the opening of the Empire Outlets and the NYC Ferry."
Studios to two-bedrooms, with a few three-bedroom units
Homes in the Fort Place Cooperative include studios, one- and two-bedrooms and a few three-bedroom apartments. Studios measure up to 888 square feet and list for up to $365,000. One-bedroom units up to 864 square feet sell for as much as $199,000, and two-bedrooms as large as 1,200 square feet ask from $260,000 to $375,000. A three-bedroom residence measuring 1,354 square feet sold for $365,000 in 2022.
A raised courtyard, community garden and two laundry rooms
A highlight of the amenities is a shared landscaped and furnished elevated courtyard that offers views of the Verrazano-Narrows Bridge and New York Harbor. The co-op also has a shared community garden. There is no waitlist for a parking spot in the garage. Additional amenities include two 24-hour laundry rooms and a basic community room. The building has a live-in super. Maintenance fees include heat and hot water. The co-op permits cats but not dogs.
St. George near an outlet mall, restaurants and a restored theater
Located in the St. George neighborhood of Staten Island, the Fort Place Cooperative is near numerous shopping, dining and entertainment options. A Key Food on Bay Street is less than a five-minute drive, and the neighborhood has a weekly year-round farmer's market. Bay Street also has several popular restaurants, such as Beso and the Cargo Cafe. Empire Outlets, which includes H&M, Banana Republic Factory and Nordstrom Rack, can be reached in 10 minutes on foot. The 1929 St. George Theater, which recently underwent a $4.5 million restoration, is down the block.
Easy access to a ferry terminal with service to Manhattan and buses
The St. George Ferry Terminal is about a five-minute drive or a 15-minute walk. Travel to downtown Manhattan's Whitehall Terminal takes about 25 minutes on the Staten Island Ferry, and the NYC Ferry reaches Battery Park City in about 18 minutes and West 39th Street in 35 minutes. The St. George Ferry Terminal also has a bus depot with lines that serve points on and off the island. Downtown Manhattan can be reached in about 45 minutes by car. Interstate 278 and the Verrazzano-Narrows Bridge provide connection to Brooklyn and Queens. Newark Airport can be reached in about 30 minutes.
