A simple, midcentury condominium with a convenient location
Named for Staten Island’s Grant City neighborhood, Grant Terrace Condominium was completed in 1961. Residents can access the condo from the private parking lot along Lincoln Avenue or the hedge-lined sidewalk along Colfax Avenue. The lobby is a single-story breezeway that connects to the condo’s two distinct buildings, both seven stories and covered in red brick. Two additional and identical buildings are located on the same block but belong to a separate property named Lincoln Avenue Condominium. Buyers can expect an orderly, no-frills environment at Grant Terrace Condominium; apartments are practical, and amenities are limited. Some might appreciate the condo’s location, which is close to both parks (standard for the “greenest borough”) and public transit (rare and limited on the island), as well as restaurants, businesses and beaches.
Studio to three-bedroom condos come in a wide range of finishes
Grant Terrace Condominium mainly has studios but includes one- to three-bedroom units. A few maisonette apartments, each with their own street-level entrance, are also located throughout the property. Many would consider the corner units the most desirable, not only for their extra windows and natural light but also because they come with private balconies. That said, even non-corner condos have some desirable features, such as entry foyers, hardwood floors and often, space for a dining set. Original apartments have galley kitchens with cherry wood cabinets, as well as bathrooms with tankless toilets and tub/shower combinations. However, some owners have renovated over the years, resulting in a wide range of finishes throughout the condominium. Typically, updates include new cabinetry, stainless steel appliances, trendy backsplashes and walk-in showers. In recent years, studios and one-bedrooms have sold between $190,000 and $370,000, while prices for two- and three-bedroom condos have ranged from $309,000 to $385,000. The condo’s HOA fees include heat, hot water, gas, snow removal and building maintenance, but not electric.
A lobby that doubles as a community room, plus shared laundry and parking
Residents with cars can join a waitlist for the condominium’s gated parking lot, but for those without a spot, street parking is not hard to find in the area. Inside, most of the lobby is a carpeted, sunken seating area that’s minimally furnished. Although the space is somewhat dated, residents use it for community events and decorate it during the holidays. The ground floor also has a mail center and laundry room. A live-in super helps maintain the buildings.
Easy access to commerce and parkland
Grant Terrace Condominium is set between three characteristically distinct avenues. Colfax Avenue is entirely residential, mainly lined with single-family houses. Lincoln Avenue has a mix of homes and businesses, including several eateries, a laundromat and a deli right across from the condominium. The larger of the condo’s two buildings fronts S. Railroad Ave, which runs parallel to the Staten Island Railway.
Two commercial hubs are located a few blocks away, along Richmond Road and Hylan Boulevard. Both offer grocery stores, salons, cafes and local restaurants, while the latter also has fast-food chains, auto shops and hardware stores. Staten Island is known for its green space, and there’s plenty near the condominium. To the west, The Greenbelt has 3,000 acres of interconnected parks. Heading east, Midland Beach is a popular summer destination with lifeguarded swimming areas, a boardwalk, a playground and beachfront athletic facilities. Another athletic complex is nearby: Miller Field, part of the Gateway National Recreation Area operated by the National Park Service.
Commuters are right next to the Staten Island Railway
The nearest station for the Staten Island Railway is catty corner from the condo — either a perk for commuters or a drawback for those wanting a quiet environment. The train runs past the condominium every 15 to 30 minutes, 24 hours a day, seven days a week. A trip to the Staten Island Ferry Terminal in St. George takes roughly 15 minutes. The boat ride to Manhattan is another 25 minutes. There are also 10 local and express buses available within a few blocks of the condo, and it takes approximately 15 minutes to reach the Verrazzano-Narrows Bridge by car.
