Two-building condo complex offers value and a slower pace of life
The two-building complex Latitude Riverdale “sits in the sweet spot” of the neighborhood from which it takes its name, according to Jillian S. Faulls, a senior real estate advisor at Corcoran who lives in the area. The seven-story brick buildings offer light-filled residences with corner windows and modern conveniences in a south Bronx neighborhood with a suburban feel but still walkable to restaurants and shopping. Built in 2005, the midsize condo “is a good stepping stone” for new homeowners, especially given its relatively affordable pricing. “Riverdale is the best-kept secret in New York,” Faulls says. “The neighborhood that I live in is far superior to many of the neighborhoods in Manhattan that I sell in for a fraction of the cost.”
Practical floor plans with ample closet space and light
Latitude Riverdale has 53 units, the vast majority of which are two-bedroom, two-bathroom apartments. “The layouts are very practical,” Faulls explains. “The developer put in great closet space, and most of them have fantastic lights because there’s lots of windows. All the units have beautiful kitchen islands, which is definitely a seller for people.” Many of her clients are first-time homebuyers, she adds, and they are excited to see so much counter space in the open kitchen after renting small spaces for years. Residences also have hardwood floors, “fantastic” cabinetry and washer/dryers, plus several have balconies. Prices range from $585,000 to just under $700,000. “Riverdale falls in that good value proposition,” Faulls notes.
Roof decks overlooking Riverdale
Both buildings in the complex offer roof decks overlooking the neighborhood and Manhattan views in the distance. One residence has an exercise room, and the other has a children’s playroom. A parking garage is below the buildings, with spots available for rent or sale. A virtual doorman helps residents manage deliveries and guests from home or away.
A suburban feel with access to Van Cortlandt Park
Riverdale has “a suburban pace,” Faulls says, and this building is at the center of it all. “There’s good restaurants and great grocery stores.” Eateries within a five-minute walk of Latitude Riverdale include Corner Cafe & Bakery, Tiny’s Diner, Tin Marín Tapas and the vegetarian Moss Cafe. The condo is about a five-minute walk from Ethical Culture Fieldston School, a private school starting in kindergarten and ending in 12th grade (Riverdale has several prestigious private schools, including Riverdale Country School and Horace Mann, both of which are members of the Ivy Preparatory School League). Van Cortlandt Park — New York City’s third-largest — is about a 15-minute walk, offering more than 1,100 acres of green space. It includes a golf course (the country’s first public course, as it happens), hiking and horseback riding trails, fishing and sports courts and fields for everything from bocce to baseball to cricket. It’s also home to the oldest mansion in the Bronx, built in 1748, and several notable people are buried in part of the park, such as author Herman Melville and Jazz legend Miles Davis. Named for former land owners, the Van Cortlandt family, the park also has an Enslaved African Burial Ground that was consecrated in 2021, the final resting place of those who were enslaved on the estate.
Several transit options, with an express bus on the building’s doorstep
The closest subway station “is a bit off the beaten path,” Faulls says — about 10 minutes on foot — is at 238th Street, with 1 train service. One stop up is The Van Cortlandt Park-242 St subway station, the line’s northern terminal and residents can only go down (into Manhattan) from there. It takes about 50 minutes to get to Midtown on the train. There are also express buses with service between the neighborhood and points south, with a stop right outside the complex. The bus drops passengers off in Midtown East in just over an hour. The Marble Hill Metro-North station is about a mile south, offering service to Manhattan, Westchester and beyond. Although “you can get away without a car,” Faulls notes, many residents of Riverdale drive. The buildings are about equidistant from I-87 and the Henry Hudson Parkway.
