A Prospect Lefferts Gardens prewar co-op near Prospect Park
Built in 1939, the co-op known as Lefferts House is one of the many six-story, brick buildings that line Lefferts Avenue, although a landscaped courtyard and crisp white portico add an air of formality to the building’s exterior. Across the street, two-story homes face the 93-unit co-op, while one block south, the busy thoroughfares of Lincoln Road and Flatbush and Washington avenues converge.
Keller Williams NYC agent Melissa Leifer, who has done business in the building, notes that units are priced only slightly less than some condos, which some buyers may prefer over a co-op. But for shoppers who aren’t interested in new development she says it’s “a cool, prewar building,” one that reminds her of charming co-ops found in the Clinton Hill neighborhood to the north.
“It’s a great location,” says Leiffer. “The neighborhood is only going to get better with new development, and prices will go up.”
And while past performance is not indicative of future results, the people who bought when the building was converted to co-ops certainly got in at the right time. A 1989 story in The New York Times, written as the co-op’s units came onto the market described “one- and two-bedroom renovated apartments, with hardwood floors and new kitchens” being sold for $50,000 and less.
Studios to two-bedrooms with prewar features
Homes in Lefferts House include studios to two-bedroom units. Studios list for about $340,000 or more. One-bedroom units measure 650 square feet or more and ask $445,000 and higher, and two-bedroom apartments as large as 1,222 square feet are priced at $800,000 and up.
Units feature many prewar features, including hardwood floors with inlays, sunken living rooms, decorative molding, arched doorways and built-ins. Entry foyers and alcoves in some units add to a feeling of spaciousness. Kitchens and bathrooms often have windows.
Part-time door attendant, live-in super and laundry in the building
The co-op has a part-time door attendant and a live-in super. There is a shared laundry room and a bike room. Storage is available, although there is a waitlist.
Brooklyn charm near Prospect Park and busy streets
Lefferts Gardens is located in Prospect Lefferts Gardens less than two blocks from Prospect Park. The building is also in Little Caribbean. Leiffer has high praise for the area. “It’s very neighborhood-y. It’s got the nice aspects of old-school Brooklyn,” she says. “People care. It’s regular people with regular jobs. The young people who move there are more down to earth and not trying to be influencers.” Features of the more-than-500-acre green space nearby include playgrounds, the Prospect Park Boathouse, skating rink LeFrak at Lakeside and the site of seasonal food vendor market Smorgasburg. The Brooklyn Botanic Garden and Brooklyn Museum are several blocks north, about a 15-minute walk. Grocery shopping can be done at Lincoln Market and Associated Fresh, both of which can be reached in less than 10 minutes on foot. Popular dining spots in the area include Ix Restaurant for Guatemalan food, Risbo for casual French cuisine and Bonafini for Italian dishes.
Several trains nearby and major arteries to Manhattan, Queens and Long Island
The B, Q and S trains can be caught at the Prospect Park stop, about two blocks away. The 2 and the 5 trains stop at Sterling Street, which can be reached in about 15 minutes on foot. Major roadways nearby include Flatbush Avenue, which cuts through Prospect Park and connects to north Brooklyn, and Route 27 which runs east to west and extends to Queens and Long Island. Eastern Parkway is several blocks north. LaGuardia Airport can be reached in about 40 minutes by car.
