A prewar condominium that’s convenient for commuters

With the LIRR, multiple subway stations and nearby thoroughfares, the main drag of Forest Hills is surprisingly accessible. (One could be door-to-door in Midtown Manhattan in approximately 30 minutes.) Less than a block from Queens Boulevard along 76th Avenue, Longfellow Hall is a conveniently located six-story condominium. Dating back to 1938, the facade is clad in red brick and adorned with handsome Beau-Arts flourishes — like its grand entryway supported by columns and embellished with cartouches and swags. Less than a quarter mile from the subway, this charming building has no elevator or fancy amenities, but its 95 apartments are well-maintained and spacious. Newly listed units are often advertised as “accessibly priced,” in addition to the value proposition, buyers are drawn to the building because of its commutability.

Roomy layouts with charming prewar design elements

The apartments are typical of the era, featuring spacious floorplans, high ceilings, ample deep closets and salon-like foyers. With the original interior design dating back nearly nine decades, the condition of the 95 residences varies. Some units have original architectural detailing, like arched doorways, recessed shelving, ceiling medallions and parquet flooring. Others are outfitted with features from dated renovations, such as yellow subway tiles, Venetian blinds and beige carpeting (and maybe a floral chintz sofa somewhere in there, too). Meanwhile, a select few have been fully remodeled with new kitchens with the latest appliances and gutted bathrooms with hand-laid tile and new plumbing fixtures. The common tie between all units is the solid construction, with its solid plaster walls, poured concrete flooring and lots of large double-paned windows — all of which are fantastic for sound absorption and energy efficiency.

Properties range from studios to two-bedrooms, the one-bedrooms being the most common here. (Regardless of the size, all apartments have just one bathroom.) Units don’t come on the market often, least of all two-bedrooms. In June 2024, a 560-square-foot studio with a sectioned-off bed and preserved prewar architectural detailing sold for $345,000. Similarly, in October 2023, a 1,000-square-foot one-bedroom with an extra alcove space and crystal chandeliers in the foyer and dining area closed at $580,000. Likewise, a very well-kept 950-square-foot two-bedroom with a renovated kitchen and bathroom closed at $599,000 in June 2023.

Basic amenities and no-frills service

Longfellow Hall is a prewar building with a part-time door attendant (seven days a week, from 4 p.m. to 12 a.m.), a live-in superintendent and part-time maintenance staff. The lobby features a dated design with federalist style architectural detailing, including painted ogee crown molding, half-painted taupe walls with wainscotting and furniture with inlaid decorations. Throughout the well-kept building, soaring ceilings are complemented by wide hallways and stairs. Residents can find a spacious laundry room on the lower level with multiple folding tables, a washing sink and rolling transfer carts. And, while it isn’t officially an amenity, street parking isn’t easy, but it isn’t impossible either.

A centrally located Queens neighborhood with lush lawns and stunning Tudor architecture

Forest Hills is the best of both worlds; it’s suburbia but in the city. This oxymoronic makeup consists of residential side streets with lush lawns juxtaposed with bustling avenues with chain stores, mom-and-pop shops and a hodgepodge of restaurants. Queens Boulevard bisects the neighborhood, offering two kinds of living: urban apartment developments on one side and Tudor-style houses in the private development known as Forest Hills Gardens (which, arguably, has some of the most stunning architecture in New York) on the other. The housing typologies are diverse, ranging from prewar cooperatives to wood-frame, single-family homes to colonial mansions. Meanwhile, this centrally located Queens neighborhood is also known for its many green spaces, including Flushing Meadows-Corona Park and Forest Park; both have running tracks, dog parks, basketball courts, baseball fields and skateparks. (Forest Park also has a nine-hole public golf course.) Plus, the neighborhood has a tennis tradition, thanks to Forest Hills Stadium hosting the U.S. Open until 1978. The area’s West Side Tennis Club and both public parks are outfitted with immaculate grass courts.

Fewer than three blocks from 75 Avenue Station

Residents can walk to the 75 Avenue station on Queens Boulevard in under 5 minutes, which provides access to the E and F lines. Another option is the LIRR Forrest Hills station, which is half a mile west along Austin Street. Furthermore, living just off Queens Boulevard makes car travel convenient with the Long Island Expressway, Grand Central Parkway, Jackie Robinson Parkway and Van Wyck Expressway nearby. Commuting to Midtown isn’t too bad, but downtown Manhattan can be a bit of schlep.
