A rare 21st-century building set in the sought-after Forest Hills neighborhood
When sales began in the late aughts at Novo 64, the condominium was marketed as a Manhattan-like property, replete with professionally designed amenities and interiors, in what many consider Queen’s most charming neighborhood. “This is a unique building for the area,” says Hakan Haskalp, a broker at HZM Real Estate Investors. “It’s between a lot of old co-ops, so this is a shining star. And it's located right on the border of two very popular neighborhoods: Forest Hills and Rego Park.” The former, Haskalp explains, is known for its highly-rated public schools and leafy streets, while the latter is popular for its more bustling shopping and dining scenes. Developed by The Horizon Group, with architecture by David Lawrence Mammina and interiors designed by Andres Escobar, this 5-story condominium features mixed materials like stone, granite, glass, steel and wood. The neutral palette serves as a backdrop to amenities that are hard to come by in the residential neighborhood, as well as units that offer more space than other parts of the city. “Many buyers moved here from Long Island City, Greenpoint or Williamsburg for better prices, more space and the amenities,” Haskalp says.
Indoor and outdoor amenities surpass those typical of the area
Novo 64 residents will find amenities across the first floor and basement level. Past the lobby, families with kids can utilize a colorful, toy-filled playroom, as well as a small theater that’s set up for movie nights. “The building has a huge lounge with a bar and prep kitchen for large parties,” Haskalp says. “Many people do birthday and holiday celebrations there.” According to the developer, one couple even held their wedding in the space. “There’s also a beautiful outdoor terrace that has a fireplace, lots of sunbeds and dining tables.” In the basement, the gym includes a sauna and yoga zone, plus all of the equipment was upgraded in Fall 2024. The underground parking garage has 57 deeded spaces, as well as 27 storage units, which, according to Haskalp, are generously sized at 100 to 150 square feet. Although units have their own washer/dryers, some larger machines are available in the basement for bulky items like bedding. A full-time doorman and live-in super round out the building’s offerings. “It’s difficult to find a building in the area with these amenities,” Haskalp says. “This building really is like a hotel. It’s an oasis.”
Neutral, minimalist finishes and a variety of floor plans
For the units, interior designer Andres Escobar selected neutral tones that would mesh with any personal style. Each unit has hardwood floors and oversized picture windows, as well as kitchens that include plenty of storage and peninsulas with bar seating. White quartz counters and backsplashes contrast with the dark-hued wood cabinetry, while bathrooms typically have a muted, beige color scheme. “The design, in one word, is contemporary,” Haskalp says. “Everything is very sleek. Some units have been renovated, but you definitely don't need to do any kind of renovation.” As a nice perk, some condos come with balconies or small decks. Most units have one or two bedrooms, but a few studios and three-bedroom residences are also present. “On the first floor, all of the units are duplexes or triplexes, offering close to 3,000 square foot spaces for large families,” Haskalp says. “Most of the standard units from floors two to five typically serve a younger clientele.”
In recent years, studios have sold for nearly $500,000, while one-bedrooms range from $430,000 to $689,000. Two-bedroom units come on the market less often, but their prices range from $710,000 to $928,000. A three-bedroom penthouse sold in 2017 for $1.2 million, and in 2012, a first-level triplex with a separate entrance and balcony went for $989,000.
An ongoing assessment is in place for since-fixed construction issues
In 2012, Hurricane Sandy left many buildings in the area damaged. At Novo 64, residents experienced extensive leaks around the windows and the sliding doors of their balconies, which eventually led to mold and uncovered faulty construction. That same year, the condo board pursued a lawsuit against the developer and architect to cover the cost of repairs. The case, however, was put on hold by the judge. As such, the board implemented a long-term assessment to pay for repairs and replenish the building’s capital reserves. Any structural issues have since been resolved, and the assessment will remain in place until December 2028.
Ample shops, eateries and green space within walking distance
Because of the condominium’s location in between two desirable yet distinct neighborhoods, residents can enjoy the leafy, residential streets of Forest Hills, as well as the commerce in Rego Park. “Everything you could want is right here. The shopping centers nearby have plenty of restaurants, supermarkets, banks, everything,” Haskalp says. In fact, there’s a Key Food supermarket right next door to the building, plus local eats and markets just past it along 108th Street. There are seven commercial units within the building, all occupied by private doctors’ offices. About one mile west, there are department stores like Marshalls and Costco Wholesale and the Queens Center shopping mall. For families, a playground is located one block from the building, but there’s also almost 900 acres of outdoor space at Flushing Meadows Corona Park, only three blocks east. The park’s closest attractions include ball fields, another playground and the waterfront Meadow Lake Trail.
Residents can take a private shuttle to express trains or utilize public express buses
In addition to the on-site parking garage, Novo 64 offers a great perk for commuters. “There’s a free shuttle service every morning from 6 to 10 a.m., running every 15 minutes, that takes residents to the express train station,” Haskalp says. “Even if you prefer to walk, it takes 10 to 15 minutes to reach either the local or express trains.” In addition to the E, F, M and R trains, there are also two express buses that stop right in front of the building and reach Midtown Manhattan in 45 to 70 minutes on weekdays, depending on the time of day and final destination. For long-distance travel, drivers can quickly reach Queens Boulevard, Grand Central Parkway and the Long Island Expressway.
