A Richard Meier-designed tower on the Hudson River
One of three new residences along the Hudson River, One Waterline Square is an angular rental condo building with a serious architectural pedigree. Designed by Pritzker Prize-winning Richard Meier & Partners Architects, the 36-story glass tower “maximizes stunning views of the river and the New York skyline,” according to the firm’s website. “Units situated on the south and west side of the building boast stunning Hudson River views, while those on the building’s other side enjoy iconic skyline views.” Residents can enter via a porte-cochere and have access to a series of common areas on the 15th floor.
Waterline Square, essentially a new Manhattan neighborhood, was decades in the making. The three buildings were built over an undeveloped stretch of the former Penn Central rail yard. Residents started living in the area in 2018, although closings at One Waterline Square didn’t begin until 2020. Now the project — which cost more than $2 billion — includes the three residential buildings; Harry’s Table, a food hall by Ciprani; an outpost of James Beard-nominated chef Alex Stupaka’s Empellón Taqueria; a 2.6-acre park with a lawn and play structure and a wine store. The Hudson River Greenway is steps from the building, and the complex offers more than 100,000 square feet of amenities, ranging from an indoor half pipe to art studios for children and adults. Bonus: the development has 15 years left on a 421a tax abatement, meaning lower property taxes for owners.
Light-filled condos with a choice of finishes
There are 56 condos in the 36-story tower, as well as 216 rental apartments (about 20% are offered as affordable housing). Two- and three-bedroom condos make up most of the units, located on the tower’s upper levels. Interiors were helmed by Champalimaud Design, which offered buyers two sets of unit finishes. Their open layouts offer floor-to-ceiling windows, high ceilings and hardwood floors. “The elegantly proportioned residences marry the precision of Meier’s exterior with great warmth,” according to the design studio’s website. Kitchens feature Gaggenau appliances and Pedini custom Italian cabinets, while bathrooms are stone and wood. During the third quarter of 2024, no units were available for sale. At the end of 2023, a three-bedroom, three-and-a-half-bathroom residence on the 29th floor sold for $6.55 million. Around the same time, a two-bedroom, two-and-a-half-bathroom residence closed at $4.23 million. A three-bedroom unit rented in the summer of 2024 for just under $20,000.
Every amenity. Really.
There are many amenitized developments in Manhattan — and then there’s Waterline Square, which has about 100,000 square feet of them. Tennis court, anyone? Gardening room? A 4,600-square-foot children’s playroom? It’s all on offer at the Rockwell Group-designed Waterline Club. The double-height Great Room connects the three towers and offers seating areas and a bar under crisscrossing wood-clad staircases. Not only do kids get a playroom, complete with wooden play structures, floor-to-ceiling animal head totem poles and a giant Easter Island-inspired head to inspire internationally-minded young adventurers, but there’s also an art studio just for them. Adults have access to a separate studio, and there’s also a music room, a bowling alley and a games parlor, plus the gardening room, which is set up with vertical farms. Fitness buffs will suffer for choice: there’s an indoor pool; squash, basketball and tennis courts; an indoor soccer field; a fully-equipped gym; a golf simulator and a 30-foot rock climbing wall, as well as a series of studios for yoga, pilates, boxing and more. The Waterline Club organizes fitness classes, wine-tasting events and other programming for residents.
One Waterline Square itself has a porte-cochere off West 59th Street for seamless pickups and dropoffs, plus an underground parking lot with direct elevator access. There’s a suite of amenities on the 15th floor, including several lounge areas, a private dining room with a catering kitchen, a billiards room and access to a landscaped sundeck with an outdoor kitchen. There’s also a great room with a piano and a fireplace.
A new neighborhood on the far west side
On a recent summer night, the 2.6-acre Waterline Square Park was filled with a diverse group of New Yorkers — and their canine companions, who ran around on the artificial grass next to families playing catch. (Other times, The Waterline Club organizes yoga classes on the lawn.) Couples strolled along the landscaped paths, past the water features and flowering bushes, perhaps picking up a bottle at Somm Cellars Wine & Spirits. Others rambled into Harry’s Table, the neighborhood food hall helmed by Cipriani. With its tiled walls and cornflower blue accents, including banquette seating, Harry’s has the look of a 1920s Parisian subway station. But it also has pastries and paninis and offers indoor and outdoor table service, plus grocery and takeaway options. Hudson River Park is accessible via West 59th Street, and residents can be biking along the Greenway or kayaking from the Manhattan Community Boathouse on pier 96 in minutes. A Look Dine-in Cinema is a few blocks away on West 57th Street, and Lincoln Center and Fordham Law School are also within a 10-minute walk. The Shops at Columbus Circle, with its Michelin-starred restaurants, luxury retailers and Whole Foods Market, provides a convenient shopping option for locals.
About a 15-minute walk to Columbus Circle
Waterline Square is all the way west, so the nearest subway station is four long avenue blocks away — or about a 15-minute walk. Fortunately, the transit hub Columbus Circle is the closest station, with service from the 1, B and D, and A and C trains. The M12 and M57 buses offer service to Columbus Circle and beyond. Drivers can access the West Side Highway in less than five minutes via West 57th Street, while bikers can be on the Hudson River Greenway in less than five minutes. Newark Liberty International Airport is about 16 miles away, a 30-minute drive with low traffic. The ride to John F. Kennedy International Airport takes about an hour, although it would be longer during rush hour.
