Sprawling postwar co-op complex in Rego Park

Park City 3 & 4 is a six-building co-op complex in Rego Park. The identical red-brick buildings, each with 14 floors, date to 1955, and offer good value and numerous amenities. The facades are broken up with balconies, while manicured grounds surround the buildings. This complex is indistinguishable from neighboring Park City Estates, except the latter, which consists of five 16-story buildings, dates back to 1960. “The architecture and the layouts are the same [in both],” says Oren Rikin, an agent with Benjamin Realty. He adds that both complexes stand apart from the rest of the neighborhood, since mid-rise prewar buildings are more common. The location is a bigger draw than the complex’s looks. The co-op is next to Rego Center, a popular mall anchored by Costco, with Queens Center Mall on the other side of the Long Island Expressway. Trains are also close. “It’s a very hectic area,” says Rikin.

Efficient layouts with outdoor space

The 1,094 units were designed to be more functional than luxurious, with well-planned layouts that include foyers, eat-in kitchens and dining areas. Standard features include parquet floors, 8.5-foot ceilings, good light and window air- conditioner units. All apartments have a large terrace as an added bonus, although residents aren’t allowed to enclose them. Some units have upgraded hardwood floors and light fixtures, or renovated kitchens with stone counters, stainless-steel appliances and new tiles. Some bathrooms still possess built-in hampers, while others have swapped out tiles, fixtures and vanities. Floor plans range from studios to three-bedrooms. Studios are big enough for a full-size bed and living and dining areas. One- and two-bedrooms each have one bathroom, while three-bedrooms have one-and-a-half bathrooms. In 2025, studios were priced under $200,000, with one-bedrooms listed in the low 300,000s. Two-bedrooms run in the low $400,000s and three-bedrooms climb into the $500,000 range. Subletting is allowed for up to five years after two years of ownership. Recent online reviews have complained about roaches and management.

Seasonal swimming pool and garage parking are standouts

Amenity highlights include a seasonal swim club with a heated Olympic-sized pool and kids’ pool, with the option to rent cabanas, take swim lessons or throw pool parties. There are special rates for Park City residents, which includes the neighboring Park City Estates complex, costing $650 for the 2024 season. Day passes for around $20 are another option. A large playground was added to the grounds in 2018, offering separate play areas for younger and older kids. Two indoor parking garages are another convenience. Assigned spots are limited to one per household for $185 a month, and there’s a waitlist. The co-op emphasizes community, and past events have included Halloween parties and outdoor movies.Staff includes round-the-clock gated security, a full-time doorman, on-site management, live-in supers and handymen. Key fobs for buildings and garages provide additional security. A bike room is available for $10 a month, and waitlisted storage rooms vary in price depending on the size.Each building has a laundry room, as tenants are not allowed to install a washer/dryer in units. There are also restrictions on pets, allowing just one cat or one dog; the latter can’t weigh more than 16 pounds, with breed restrictions in place. Dogs are not permitted to walk on the lawn or go through the lobby; owners must use the basement or service entrance. Similarly, nothing with wheels is allowed to traverse the lobby either, including luggage and strollers, which also must go through the basement or service entrance.

High-rise section within walking distance of shopping, dining and daily needs

Rego Park is a planned community developed by the Real Good Construction Company (hence the shorthand Rego), which built single-family homes in the 1920s. Park City 3 & 4 is among the many high-rises that came later. The complex is conveniently located a block from Rego Center, a medium-sized mall anchored by Costco. Other nearby conveniences include Horace Harding Playground and an elementary school next door. Additional restaurants and businesses are found across the street along 63rd Road, including Foodtown for groceries. Netcost, a local supermarket chain for Eastern European items, is over on Queens Boulevard, and CTown is on 63rd Drive. There is a sizeable Central Asian population around here, which is also reflected in local businesses. Queens Center Mall in Elmhurst is a short drive and offers mid-range chains on three levels.

Close to two major airports and a short distance to buses and trains

The M and R trains stop at 63rd Drive-Rego Park, two blocks from the complex, reaching Midtown in about half an hour. Numerous bus stops surround the complex as well. There are express buses to Midtown and LaGuardia Airport, and buses to the nearby 7 train. Highways and arteries are never far, with the Long Island Expressway and Queens Boulevard each a block over. Traffic is often heavy, but the location attracts airline and airport employees since LaGuardia is 5 miles north and JFK International Airport is 7 miles south. Street parking is notoriously bad and gets harder to find later in the day and on weekends, leaving many to rent a monthly spot elsewhere while waiting for an opening at the co-op.
