A former commercial loft transformed into luxury condos in Manhattan’s West Village
Built at the turn of the 20th century, the Printing House is a prime example of adaptive reuse architecture in the West Village. The Italianate Revival-style building once consisted of a printing factory before becoming luxury condominiums in 2011, yet the diverse layouts still maintain echoes of the neighborhood’s past. In a conversion spearheaded by Workshop APD, each residence retains the glimmers of former factory spaces albeit with an ultra-sophisticated twist — offering buyers expansive windows and lofted bedrooms that one can actually stand up in. “The name alone is such an attention grabber,” says Brandon Abelard, a real estate agent with Compass, whose most recent one-bedroom listing was the former home of talk show host Jon Stewart. “There are double-height windows, and a lot of units are positioned in a way to receive great light.” The building, Abelard says, was first converted to condos in the 1970s and then became luxury rentals, before being reimagined once again by Myles J. Horn, the developer for the project. “This recent conversion involves an overall renovation, including a facelift of the facade, capped with a dramatic green cornice,” he adds.
In addition to the 60 condos, there are also two namesake townhouses and maisonette units. Residents will also find a 200-foot gated courtyard between the residential low- and midrises, with landscaping designed by Gunn Landscape Architecture.
Loft-style residences with double-height ceilings in an array of unique layouts
One of the standout features of the units is definitely the ceiling heights: “A lot of the units have 15-foot ceilings with double-height windows. Not all, but many do,” Abelard says. “And in the lofted bedroom, it’s full height, whereas in other lofts, you have to bend down and can’t fully stand up.” Add to that the well-proportioned layouts featuring open kitchens, high-end appliances and beautiful, elongated windows — some spanning the perimeter of the living area and with views of the private mews — and the units become an ideal tabula rasa ready to customize. Many previous owners have added floor-to-ceiling bookcases and customized shelving under the stairs. “Some have been renovated over the years. The kitchen has a very long island for entertaining and people like the light that comes in,” Abelard says. Buyers can expect Sub-Zero and Bosch appliances, soaking tubs, walk-in closets, and select units also have expansive outdoor terraces.
One- to four-bedroom units starting at $1.2 million
While the carrying costs vary from unit to unit, Abelard points out that “it is significantly lower than other condo buildings in the area — for the type of building it is and amenities it offers.” One-bedrooms typically range from $1.2 to $2.5 million for anywhere between 720 and 964 square feet. Two-bedrooms cost between $2.6 and $4 million for roughly 1,500 to 1,900 square feet, while three-bedrooms run between $3.5 million and $8 million for up to 3,100 square feet. Four-bedrooms start at $5 million and go up to just over 5,000 square feet.
Some amenities are shared with Equinox Fitness Club members
The Equinox Printing House is within the building and includes a nice rooftop pool with lounge chairs, sun deck, yoga and Pilates studios. However, in recent years, residents have had to pay for a membership, or a day pass to access these amenities. “The rooftop expands west, so you’re looking to the Hudson River. It’s clear of buildings because there are height restrictions, so you have great views of Jersey and a little south view, too,” Abelard says. “And there aren’t many condos in the West Village with a pool.” In addition to these extra, on-site perks, residents can expect a fully staffed building including a 24-hour concierge and a separate door attendant. There’s also a garage, but it’s managed by a separate entity.
Cultural establishments and beloved restaurants within walking distance
Located in the West Village, the Printing House is just three blocks from the Hudson River Greenway and riverfront. But the best part of the neighborhood is certainly the cultural experiences, including some of the best restaurants, comedy clubs and music venues in the city. Film Forum, Comedy Cellar, Jack’s Wife Freda and Blue Note, for instance, are all within walking distance. For getting around the city, the 1 train at Houston Street is nearby, while the A, C, B, D, F and M trains are all within walking distance at the West 4th Street-Washington Square Park Station.

Rental units are allowed in the building, which Abelard says is a great aspect for buyers: “Owners and investors can really capitalize on the rental income at the Printing House. I received rental offers as high as $7,700 per month. The building averages in the low to mid $7k for a one-bedroom.”
