Newer boutique condo that’s close to shopping and transportation

Rego Park Plaza is among the newer developments popping up in Rego Park, a seven-story modern condo developed by Kenny Liu and designed by Angelo Ng and Anthony Ng Architects Studio. Their buildings tend to share similar qualities of mid-rise, boxy structures punctuated by floor-to-ceiling windows, and Rego Park Plaza is no different, with a black-and-white facade on top of a glass base. Finished in 2018, it offers a good value for luxury features that would fetch a much higher price in Manhattan, and attracts buyers for that reason. “It’s not a super fancy building, it doesn’t have amenities like a fancy gym, but everybody in that building knows each other,” says Will Chen, a broker with Compass who has sold there. Another selling point is the ground-floor daycare, a rarely found tenant in residential buildings. The location is another attractive lure, as it’s within walking distance of Rego Center, a popular local mall, and trains that offer a half-hour commute into Midtown.

Contemporary, sunny spaces with central air and dishwashers

There are only 50 residential one- and two-bedroom units in this boutique building, which start on the third floor, but it is worth noting that many are investor units that are rented out, and some agents tout the condo for its investment income potential. That said, residents will find spacious, sun-drenched layouts with upscale design features. For example, open kitchens include quartz waterfall islands, stainless-steel appliances, dishwashers and stylish white and black cabinets. The black-and-white theme continues in primary bathrooms, where black-tiled floors and walls are streaked with white and offset by gray-veined, white porcelain shower tiles. Meanwhile, other high-end aspects include 10-foot ceilings and balconies in some apartments. Central air is part of the equation, along with keypad code locks on doors. What’s missing are in-unit washers/dryers, but a laundry room compensates instead. Sizes range from 518-square-foot one-bedrooms to 1,000-square-foot two-bedrooms. Some two-bedrooms feature duplex layouts, while all come with walk-in closets and en-suite bathrooms. The last one-bedroom on the market sold for $649,000 in 2022, and the last two-bedroom sold for $788,000 in 2023.

A ground-floor daycare provides the ultimate convenience for families

The black-and-white design found in apartments starts in the lobby, complete with the same gray-veined tile found in bathrooms. A daytime door attendant, keypad entry and cameras provide extra security, while an underground parking garage provides waitlisted spaces to rent or buy for about $30,000. Pets are allowed in owner-occupied units. Other amenities include a laundry room that’s fitted with almost a dozen commercial-size washers and dryers to help reduce wait times for a machine. The gym is basic, but large and windowed and filled with strength and cardio equipment. Beyond is an outdoor, enclosed play area that feels more like an afterthought; the rooftop deck is another outdoor space for the condo, but like the play area, it’s lacking in decor beyond some simple patio furniture. The bigger draw is OrganicKids Academy, an independently run ground-floor daycare and preschool for the neighborhood with hours to accommodate working parents. There’s a medical practice in the building as well.

Walking distance to Rego Center and a diverse restaurant scene

Residential streets are bounded by the Long Island Expressway two blocks north and Queens Boulevard two blocks south. A melting pot of international businesses reside within this pocket, interspersed with apartment buildings. There’s a Russian supermarket next door to the condo, with Foodtown and CVS around the corner. Rego Park Plaza is less than a 10-minute walk from Rego Center, a small mall that houses discount stores like Costco, Aldi and Marshalls. The surrounding blocks also offer Marani Restaurant, for glatt kosher fare from the country of Georgia and Tandoori Food and Bakery for Uzbek cuisine. Everything from sushi to Polish fare can also be found nearby. Beyond food, Horace Harding Playground and Park City Swim Club are also close. Queens Boulevard is a heavily trafficked artery that’s lined with discount stores, casual restaurants and necessities like a Duane Reade and NetCost Market for Russian and glatt kosher goods.

Good Midtown access

The M and R trains are two blocks over at the 63rd Drive-Rego Park stop on Queens Boulevard, reaching Midtown in 30 minutes. Buses also travel along Queens Boulevard, which is equally convenient for car owners. Many locals do own cars, and finding street parking can be a competitive sport. The Long Island Expressway is a congested highway that runs between the Queens-Midtown Tunnel in Manhattan and the eastern tip of Long Island. Not least, the condo is also centrally located between LaGuardia Airport to the north and JFK International Airport to the south.

Tax abatement and low common charges

The condo benefits from a tax abatement that’s in effect until 2033, and low common charges that include utilities except for electricity.
