High-rise living on the Hudson River
The Solaria is Riverdale’s newest condominium, and one of only a handful built in this upscale Bronx enclave within the last 40 years. “It’s like a beacon when you’re driving down the Henry Hudson Parkway. You can’t miss it,” says Scott Kriger, a real estate agent with Brown Harris Stevens. “The finishes and the structure of the building are very Manhattan centric,” says Sanjya Tidke, another agent at Brown Harris Stevens. “It has the glass enclosure, roof deck and gym like a Manhattan development, which is rare in Riverdale.” From the roof, residents have a perk that’s harder to find in the city — tree-filled views of the Hudson River and New Jersey Palisades — and a shared, high-powered telescope for stargazing. Buyers who don’t mind walking longer to the train or taking express buses — three of them stop two blocks away — get a lot of room for their dollar, as most units have more than 1,400 square feet. “Double the size for a fraction of the price,” Tidke says. Like a suburb, “it gives you the opportunity to be in Manhattan in less than half an hour. Yet you have nice peace and quiet.”
Spacious layouts for flexibility
With mostly two- and three-bedroom units, the building accommodates residents with multiple family members and those who want a home office. The few one bedrooms are around 800 to 900 square feet and use a breakfast bar to blend the kitchen into the living room. Two bedrooms range from about 1,450 to 1,550 square feet, all with at least two bathrooms and many with private balconies. Three bedrooms, sized from about 1,750 to 2,000 square feet, also tend to have balconies and space for separate dining and living rooms. The handful of four- and five-bedroom units go up to 3,000 square feet and include penthouses that are duplexes with private roof decks fenced off from the shared roof area.
Preserving high-end details
The building may be almost 20 years old, but most interiors retain their original finishes, which include Viking ranges and wood-paneled refrigerators to match the hardwood floors and cabinets. Granite countertops and floor-to-ceiling tiled bathrooms — with both a walk-in shower and tub in primary bathrooms — add a high-end touch, while dishwashers and in-unit washer-dryers add convenience. Corner windows are also common, bringing lots of light into the 10-foot-tall spaces.
Deserving of its million-dollar status
The Solaria stands out among Riverdale’s condominiums for being younger, taller and, generally, more expensive. But for buyers who prioritize glass-and-steel construction, up-to-date amenities and private balconies, the prices are worth it. Most recently, one bedrooms have sold for around $600,000, although none have gone on the market in several years. Two bedrooms have been priced from $875,000 to $1.2 million, and three bedrooms have been priced from $1 million to $2.2 million, depending on renovations and location in the building. The few four- and five-bedroom units have sold for up to $4 million, and across layouts, monthly common charges are currently a little over $1 per square foot.
Bask in nature, park on site
Standing on Solaria’s roof deck is “like flying in an airplane,” Kriger says. “It’s got 360-degree views of the New Jersey Palisades, Long Island Sound and, of course, the city.” Residents also have a fitness center and lounge with a catering kitchen for hosting get-togethers, while kids have their own playroom. Five covered parking spots on the ground floor are available for purchase, and other car owners can use the public garage next door.
Wander the parks, browse the mall
With playgrounds and nature trails down the street, and 1,146–acre Van Cortlandt Park a short walk east, this area lives up to the Bronx’s reputation as the greenest borough. Those outdoorsy aspects are balanced out by strips of shops, restaurants and grocery stores just across the Henry Hudson Parkway, and farther east, the Riverdale Crossing mall with big-box stores like BJ’s Wholesale. “I call it the Upper Upper Upper West Side,” Tidke says. “It’s a cool place to be and we are getting a lot more traffic.”
Express commutes to Manhattan
Up here, subway access is limited to the 1 train, just under a mile east at the 238th Street station. Residents can reach Midtown and Downtown more quickly by taking the express buses that stop down the street, and farther south is a Metro-North Railroad station for trips upstate. “And the Henry Hudson shoots right down the west side in 20 minutes,” Kriger says.
