An Upper West Side prewar condo with large layouts and period details
The Admaston is “a stately Upper West Side prewar building” on the corner of Broadway and West 89th Street, explains Tom Titone, a Douglas Elliman agent who has done business there. It’s also a condominium, which makes it unique, the agent adds. “There are not many prewar condos, at least on the Upper West Side,” he says. “Most of the buildings that were converted in the ’80s were converted to co-ops. But this one converted to a condo ... and it just has that much more flexibility to ownership.” The 12-story tower was built in 1911 as a rental apartment house and designed by architects George and Edward Blum. The brothers also designed The Evanston, which is diagonally across from its “twin,” according to a 2011 article in The New York Times. Both buildings’ facades incorporate “hypnotic lacy runs of terra cotta, beige tapestry brick with deep-struck joints and extensive and inventive use of iron ornament,” the Times wrote. Today, The Admaston retains much of its prewar glory: the ornamental facade, a grand lobby featuring extensive molding and large layouts with period details and more than 10-foot ceilings. “It has lots of character,” Titone says. Any building this old has a sense of history, but this one has a particularly sparkling incident in its past: a 68-karat diamond pendant was recovered from one of the apartments in 1948, part of a $75,000 heist, according to the Times.
Classic prewar features remain, including tall ceilings and original tiling
The building includes 72 units, the majority of which are three-bedrooms, although they run the gamut from studios to five-bedroom penthouses. Many original architectural details can be seen in units, Titone says. As of the fourth quarter of 2024, he was representing a three-bedroom unit with wainscoting, moldings and beamed ceilings, plus well-maintained original tiles in the bathroom. The kitchen has been renovated, and there’s a formal dining room (although many convert the space to a den or additional bedroom), a butler’s pantry and a home office, he adds. The residence is on the market for just under $2 million, although gut-renovated units of the same size can sell for twice as much. A five-bedroom home designed by Abelow Sherman Architects priced at $5.3 million sold in 2023, and the last two-bedroom to trade fetched just over $1.5 million in 2022.
Limited amenities include a planted rooftop deck
The lobby of the building was made to impress, complete with a fireplace, intricate moldings, columns, stained glass windows and a marble staircase and wrought iron handrails leading to the second floor. “There is a beautiful, planted roof deck as well, which is really nice to have in the building,” Titone says. There’s also storage in the basement and a 24/7 doorman and concierge. A superintendent lives on site and is “really attentive,” the agent adds.
Relatively quiet Upper West Side corner
Titone notes that The Admaston is on busy Broadway but is still relatively quiet given its corner location. One highlight of any Upper West Side residence is access to green space. “It’s so close to the parks,” he says. Indeed, Riverside Park is about two blocks away, offering walking paths and Hudson River views, plus access to the Greenway that stretches the length of Manhattan for running or biking. Central Park is about a 10-minute walk, with quick access to the reservoir or bridle path via an entrance at West 90th Street. Murray’s Sturgeon Shop, a specialty food shop serving up smoked sturgeon, gefilte fish and caviar since 1946, and Ollie’s To Go, serving Chinese noodle dishes, are all directly under the building on Broadway. Barzini’s, a luxury grocer, and Key Food are both less than two blocks from the building, and there’s a Trader Joe’s on Columbus Avenue and 93rd Street.
Between subway stations along Broadway
The Admaston is between subway stations: The local 1 train stops along Broadway at both 86th and 96th streets, but the latter station also benefits from express 2 and 3 service. Residents can access the East Side via the M86 and M96 buses, which run on 86th and 96th streets, respectively. Drivers can be on the West Side Highway in under 10 minutes.
