As long time Park Slope resident and Corcoran broker Jessica Levy Buchman notes, the stretch of Fourth Avenue that runs through this central Brooklyn neighborhood has evolved over the last 15 years, and is now lined with new development mid-rise condos that serve as an alternative to the mostly prewar brownstones and co-ops that make up much of the area. One of the first such addresses is The Argyle. Rising 12 stories along two frontages and with just 60 surprisingly spacious units, this 2009-built residence accommodates contemporary needs while still fully integrating into this historically entrenched yet progressive pocket of the city. Technically located on the edge of the rapidly changing postindustrial neighborhood Gowanus, The Argyle is close to convenient big box stores as well as alternative haunts. Designed by Meltzer/Mandl Architects for developer Wheaton Associates, the structure’s distinctive setbacks anchor multiple private and shared roof terraces framing unobstructed views over its largely low-rise surroundings. “The location is excellent,” says Alison McQueen, a broker with Corcoran. “It’s right by a subway station and most of the major arteries that run through Brooklyn into Manhattan or out to Long Island without being right on top of these roads.”
Sizeable one to three bedrooms with versatile layouts and premium finishes
New development condos, especially the ones that have gone up along Fourth Avenue more recently, tend to be smaller than their prewar co-op counterparts. Here, however, dimensions exceed expectations. For one, ceilings are over 9 feet. Nearly 700- square-foot true one bedrooms — priced around $750,000 — incorporate generously sized principal suites with enough room for king-sized beds and ample closet space. Two- and three- bedrooms with distinct layouts, some with automatically deeded parking spots, go for between $1.2 million and $1.5 million. A few higher floor residences are through-building and include one, if not more, private outdoor spaces on either side. Unit 7E, listed with McQueen in Fall 2024 for $755,000, features original sponsor elements such as oversized noise-reduction windows — Fourth Avenue remains a busy thoroughfare — wide- plank hardwood maple floors and Caesarstone quartzite clad open-concept kitchens with bamboo cabinetry that can be periodically oiled and easily maintained. Most either feature stainless steel KitchenAid or Bosch appliances, as well as vented in-unit washer/dryers. Soaking tubs are the norm across the property and all units come with dedicated storage units in the basement. Deep bay and wrap-around windows can be found in certain units.
“Most of the listings I’ve sold in the building still feature the particularly premium and durable sponsor finishes,” McQueen adds. “People who have rented here often buy with time and those that start out in one-bedrooms upgrade to two-bedrooms. There tends to be a premium on new new new, but given that everything has held up quite well at The Argyle, which is considered a slightly older building, it's actually very good value when measured up to the comps. It might not have the same flash but has the same level of quality.”
Extensive but not excessive amenities
For the residents that don’t have access to their own private terraces, there’s a furnished shared roof deck with unencumbered 360-degree views of the Lower Manhattan skyline;: Brooklyn’s wide expanse in one direction and New York Harbor in another. The Argyle is also wired for especially fast Fios internet and features a fully equipped fitness center and virtual door attendant, ,even if the daytime porters are on hand for various tasks. “Though he no longer lives in the building, the full- time super is incredibly reliable,” McQueen says. Within the building’s garage, which mostly includes parking spots sold directly with units or traded separately, there’s also bike storage. Though there aren’t deeded spots for every resident, street parking is easily found, and third-party garages operate nearby.
The vastly different advantages of Park Slope and Gowanus
The Argyle is strategically situated where developing neighborhood Gowanus intersects with, as Levy Buchman calls it, Sesame Street-like Park Slope. While the former is still home to warehouses and numerous creative studios, including recently opened incubator Powerhouse Arts, gritty watering holes and barbecue joints are being replaced by similar new development condos. Yet, long established electronic music venues such as Public Records and dive bars like Canal continue to thrive. The vibe in Gowanus is decidedly young whereas Park Slope leans more family-oriented, albeit equally alternative. Further east, Fifth and Seventh avenues unfold with an endless array of owner-operated stores and restaurants including Italian mainstay Al di la Trattoria, Vietnamese hotspot Bricolage and several Thai go-tos like Bangkok Degree. Around the corner from The Argyle is the area’s main Whole Foods.
While nearby Washington Park — with its up-to-date playground and well-maintained dog run — hosts a smaller farmers market, Prospect Park’s Saturday Grand Army Plaza Greenmarket is a Brooklyn institution. This major 526-acre green space, about five blocks from the Buidling, includes everything from a sprawling lawn for summer picnics, hilly woodland pathways and meandering lakes to a dog beach, zoo, iconic boathouse and an ice- and roller-skating rink. Residents that commute to Manhattan can do so from the Fourth Avenue/ 9th Street subway station, served by F and G lines. An onramp to the Brooklyn Queens Expressway can be accessed nearby, from Third Avenue.
