Prestigious postwar building designed with prewar elements
Built in 2000 at East 65th Street and Third Avenue, the Chatham is architect Robert A.M. Stern’s first residential project, a 32-story Georgian-inspired brick building on top of a limestone base, topped off with a symbolic lantern shape. “It was a second-tier location but it carried the spirit and the characteristics of apartment houses on Park Avenue,” Stern told The New York Post in 2019. The Chatham led to Stern’s signature classic style, an antidote to the glass supertalls competing for billionaires’ dollars.
Stern’s postwar buildings embody prewar design, both inside and out, and are often compared to architect Rosario Candela’s aesthetic in the 1920s. But they are thoroughly modern, as Stern’s business partner, Paul Whalen, told CityRealty in 2024. “Although many think of our firm as one that designs traditional New York apartment buildings, there are large differences between what we do and what someone such as Candela might have done in the 1920s,” Whalen said. Compared to actual prewar construction, he cited their use of taller ceilings, larger windows and cased openings between rooms, allowing for pocket doors.
The best of prewar design combined with modern amenities
Additional prewar-era details are evident in plaster walls, updated takes on crown molding and wainscotting, 10-foot ceilings on the higher floors, bay windows and herringbone floors. Spacious layouts include eat-in kitchens, distinct dining rooms, primary bedrooms big enough for a king-sized bed, marble bathrooms with separate showers and traditional foyers and galleries. Modern features encompass in-unit washers/dryers, multi-zoned heat and air and wired surround sound, with some owners adding everything from Miele dishwashers and Thermador double ovens to electric shades and custom cabinets.
There are only one to six residences per floor; the most are on floors four through six and decrease up the ranks to the penthouse level. Here, a 6,701-square-foot multi-level showcase, the largest in the condo, contains six bedrooms, outdoor space and views all the way to Central Park and beyond. It recently sold for $16 million, which wasn’t even the highest sale in the building. Stern himself took an apartment here, designing it as an homage to the glamour days of the 1930s and ’40s. One-bedrooms start at 846 square feet, although most are larger. The last recorded sale in 2017 got $3.7 million for 1,400 square feet. Two-bedrooms are more common and found on most floors; these start at 1,000 square feet, with a 2023 sale going for almost $3 million. Three-plus bedrooms start at 1,600 square feet, but many offer at least 2,000 square feet and have recently sold for $6.3 million. Of note, many apartments are investor units and rented out.
White-glove building with a Pilates room and valet parking
The stately limestone facade with its canopied entrance and full-time door staff may not be on Park Avenue, but looks like it should be. Along those lines, the elegant gold-and-black marble lobby, staffed by a full-time concierge, wouldn’t be out of place in a true prewar building. But the amenities are decidedly modern, from the spacious, well-equipped gym with a separate Pilates space to the on-site garage with valet parking.
Close to Central Park, synagogues, culture and fine dining
This Lenox Hill location is a few blocks from Central Park, specifically right by the entrance to the Central Park Zoo. On the way is Daniel, the famed French restaurant with two Michelin stars, and the designer boutiques of Madison Avenue, with Chanel and Giorgio Armani close to 65th Street. Also of note is the historic Temple Emanu-El, an ornate reform synagogue that dates back to 1845. The blocks closest to the park are also filled with art galleries, foreign consulates and private social clubs. Park Avenue Armory, a historic event space, is a couple of blocks north and right next to Hunter College. Third Avenue is less ritzy but filled with conveniences, like a drugstore across the street, banks, coffee shops, gyms and athletic clothing stores all within close proximity. Doctor’s offices aren’t in short supply either, with Manhattan Cardiology and One Medical right next door. This proliferation can be credited to the proximity of New York-Presbyterian-Weill Cornell Hospital.
Good subway access and near FDR Drive
This part of the Upper East Side has more subway options than further north. Nearby lines include the F and Q trains at Lexington Avenue and 63rd Street, the Q train at the newer subway station at 72nd Street and Second Avenue. (part of the long-awaited Second Avenue subway extension) and the local 6 train at 68th Street and Lexington Avenue. The N, R and W lines are a bit further south at 59th Street and Lexington Avenue. For drivers, FDR Drive is a few blocks east.
