A convenient mid-rise co-op with a pool near nature
When the 142-unit co-op at 1100 Clove Rd. was constructed in 1967, it was planned to be one of five mid-rise buildings that would make up The Fountains Luxury Apartments. Designed by Staten Island's most prominent architect, Albert Melniker, the complex was to include an outdoor pool, a gymnasium, a steam room and an indoor pool. The outdoor pool happened. The gym, steam room, indoor pool — and three additional buildings — did not.
This explains why the Castleton Corners complex, now known as "The Fountains," consists, somewhat strangely, of two buildings a five-minute walk from each other. (The other co-op is located at 1000 Clove Road.) What is less clear is why a large statue of Roman emperor Marcus Nerva, imported from Italy, stands in a planted bed in front of the nine-story building's large curved driveway. (Renderings of the project from 1967 show the figure at the center of a fountain, presumably the namesake of the co-op.)
While the co-op may lack amenities, it offers residents convenience. "The strength of the building is definitely the location," says Keller Williams New York City broker Richard Bier, a 25-year resident of Staten Island.
The nearby intersection of Clove Road and Victory Boulevard as "almost like a transit hub," he says. "All the buses hit that corner. They go to Brooklyn, the ferry and Manhattan from there. You have a lot of options," he says. "If you see a bus is super crowded, you just get on the next one."
The building also provides proximity to two large green spaces. The public Silver Lake Golf Course is directly east and the amenity-rich Clove Lakes Park is nearby to the west.
Most units above the third floor have a large terrace that provides views of the green spaces. "Most overlook the park. If you have a terrace, it's nice," says Bier. At some point, however, terraces need to be maintained. Bier hears that work is underway.
"I have a friend in The Fountains. One thing she recently told me is that they have a huge project due to redoing the terraces," says Bier. "They already have been notified of a large assessment to pay for this."
Studios to two-bedrooms offering value and views
Homes in the co-op include studios to two-bedrooms. Studios can be up to 550 square feet and list for $112,000 or more. One-bedrooms measuring as much as 800 square feet ask $145,000 and up, and prices for two-bedrooms as large as 1,200 square feet start at about $215,000.
The co-op's age has benefits and drawbacks. "The buildings are very dated, like a lot of buildings in Staten Island," says Bier. "It's an older building, but apartments are bigger because it's older."
Shared laundry, a pool nearby and parking with a waitlist
The Fountains has a 24-hour door attendant and a shared laundry room. The large lobby does, in fact, contain a fountain — as well as dark furniture and heavy drapery. One of the co-op's standout amenities is a seasonal pool next to the neighboring 1000 Clove Road, open to all residents. Maintenance fees include utilities. Parking is available, but there is a waitlist.
Convenient for commuters, golfers and nature lovers
The co-op is technically on the northeast border of Staten Island's Castleton Corners, where it intersects with the southernmost part of West Brighton. Specialty food store Olive Tree Marketplace is a five-minute drive from the building, and a large supermarket, Met Food Victory Boulevard, can be reached in 10 minutes by car. Bier notes that while a few small businesses are nearby on Victory Boulevard, "nothing is super close. You probably need a car."
Silver Lake Golf Course is directly east. Measuring almost 200 acres, Clove Lakes Park is known for its natural habitats, lakes and ponds, as well as a 300-year-old tulip tree. The popular park also includes playgrounds, athletic courts and fields, hiking trails, barbecue areas and a seasonal ice-skating rink. The Staten Island Zoo can be reached in five minutes by car.
Numerous bus lines for connection within and out of the borough
Buses stop outside the building and at the corner of Clove Road and Victory Boulevard. The commute to Downtown Manhattan via the ferry and/or bus is about an hour. The drive to Midtown Manhattan takes about the same amount of time. South Brooklyn can be reached in about 20 minutes by car via Interstate 278 and the Verrazzano-Narrows Bridge. Travel time to Newark Airport is about 40 minutes.
