A modern condo conversion in Mid-Manhattan

In an area that might be considered Hell’s Kitchen or Midtown, just five blocks from Columbus Circle, Fifty-Third and Eighth occupies a prime slice of Manhattan real estate. The terracotta-colored brick building, originally constructed in 1979, stretches between West 53rd and West 54th Streets along Eighth Avenue. “Anything you can think of in the 50s below Central Park, you have easy access to it,” says Julia Afanasyev, Founder?and agent with City Sphere Property Group. The 25-story building was converted from rentals into condominiums in 2015. “The building is super fresh, it’s very modern, you walk inside, and it has a very nice lobby — not over the top, but at the same time very luxurious,” says Afanasyev. Large gold columns announce the black and white marble lobby, which has a full-time attendant, and residents enjoy a suite of amenities plus great outdoor spaces.

One to three-bedrooms designed for function and relaxation

The building’s 247 units include one to three-bedrooms with interiors designed by BP Architects, who also worked on 67 Vestry in Tribeca and the Astor on the Upper West Side. The emphasis is on natural lighting, with a light color palette — including white oak wood flooring and white lacquer kitchen cabinets. “The windows are oversized, and you have AC and heating systems which don’t make a lot of noise; the bathrooms are marble and feel very spa-like with a super-modern look,” says Afanasyev. “Here you get the quality you’re seeking when you’re paying this kind of money for an apartment.” A one-bedroom with a soaking tub might run around $1 million, while two-bedrooms can be closer to $2 million. In many units, kitchens are almost de-emphasized, featuring attached islands and limited storage space, with more area devoted to open living rooms.

Indoor and outdoor lounge spaces, plus a gym

The rooftop terrace, designed by Terrain, the landscape architecture firm behind the garden at 58 Saint Marks Place, gives residents abundant lounge chair seating and views of Midtown and the Hudson River. Another outdoor area functions as a private dog park, where pets can romp freely. Children also have their own space to blow off steam in the toy-filled kids’ playroom. A well-equipped gym means residents don’t have to go far for a workout and can unwind in the adjacent sauna and steam room, or relax in the airy residents’ lounge. Many owners are permanent residents; however, rentals are allowed, and some units are regularly rented out. Parking is available in the building next door at reasonable rates, and Afanasyev says, “There’s an attentive staff and it’s super convenient; you leave your car there and walk next door into the lobby.”

Convenience to Central Park and MoMA

Fifty-Third and Eighth’s location offers desirable proximity to the Columbus Circle area, including shops, Whole Foods and a flagship Equinox, not to mention a prime southern entry point to Central Park. MoMA is a straight shot east, about a 10-minute walk, and Carnegie Hall is a six-block walk. Many Broadway and Off-Broadway theaters, including the Gershwin Theater and New World Stages can be reached in a short walk south, and Broadway Comedy Club is a direct neighbor. Drivers are just a short distance from the West Side Highway and commuters have many options. “No matter what part of the city you need to go to, you can literally get to a subway stop that will get you there,” says Afanasyev. The C and E trains at 50th Street, and the B and D and N and Q and R and W trains on Seventh Avenue are all within a few blocks.
