19th-century lofts for a good value within commuting distance of NYC

The Mill at Little Falls in Passaic County is an upscale, amenity-laden complex surrounded by 12 woodsy acres next to the Passaic River and its scenic waterfall. Yet the Mill is only 18 miles to Midtown Manhattan. “The Mill's got a great commute location and you can get these cool, funky, loft-like spaces,” says Nancy Chu, a partner in ChuBaldwinHomes at Keller Williams NJ Metro Group. The condo complex consists of converted carpet mill buildings that date to 1842. The original Beattie Carpet Mill used the adjacent falls for power, and part of the stonework from the mill can be found in a number of units. The complex also includes a nine-story tower built in the 1990s. “It's a great entry point into Little Falls if you aren't quite ready for a house yet,” says Chu. She adds how it also presents an affordable option for those priced out of highly desirable commuter neighborhoods in nearby Essex County, such as Montclair and West Orange. Along with greater name recognition, those towns also come with bidding wars and higher property taxes and common charges. Chu notes, “There are people who literally live a town away and they know very little about [Little Falls]. It's a quiet sleeper town.”

Historic lofts with modern features

The 323 units are split among five buildings, from 19th-century, four-story structures to the 20th-century nine-floor high-rise, called the Tower. About half of the units are located in the historic buildings and include exposed-brick walls, hardwood floors, high ceilings, galley kitchens and larger-than-average windows. Most units overlook the falls or the Passaic River. Walk-in closets and dishwashers are standard, while some have an in-unit washer/dryer. The high-rise units lack the industrial aspects, but still include modern galley kitchens, large windows, high ceilings, hardwood floors, walk-in closets and dishwashers. Some include a washer/dryer. They also come with HVAC units and one or two balconies that overlook the river or Watchung Mountains, but lack waterfall views. One-bedrooms start in the $300,000’s with common charges in the $400 range. Two-bedrooms with two baths are priced in the high-$300,000’s to mid-$400,000’s, with common charges in the $600 range. All are “surprisingly spacious for the price,” says Chu. Listings tend to open up more frequently in the Tower building, but Chu mentions that overall turnover is low.

Amenities include a new fitness center, outdoor pool and tennis courts

This is a full-amenity complex with many recent upgrades. The new fitness room is ground level and filled with natural light and a mix of cardio and weight machines. The revamped community room is an inviting sunlit space with a pool table, a see-through fireplace and ample seating. A party room includes a kitchen and a separate food prep section. There’s also a laundry room, a large outdoor pool with grilling areas, tennis courts and bucolic walking paths throughout the property. Units come with one assigned parking spot in the outdoor lot. Security entails guards who patrol the grounds, cameras and key fob access to buildings. Chu adds that the homeowner’s association is “heavily involved” in the community.

Small commuter town near shopping, dining, transportation and more

Little Falls is a small town northwest of New York City with easy access to its better-known neighbors for shopping, dining, parks and additional transportation options. A short drive brings residents to independent coffee shops and restaurants like Cappadocia for Turkish food and coffee. The town is also big enough for a ShopRite. La Serra Gardens, on the other side of the river, is a popular gardening center with a tiny cafe. Willowbrook Mall is 10 minutes away, without traffic. This sprawling complex mainly involves mid-range chains. More chains are found along nearby Route 46. Montclair State University is also close, making this a convenient location for students or employees.

Train and bus options

Residents have a short walk to the Little Falls train station on the Montclair-Boonton line of NJT. Trains only run during rush hour in the morning and require transferring at Newark Broad Street. Trains back to Little Falls operate more frequently, but still require a transfer. The trip to Penn Station in Manhattan takes a little more than an hour. Chu says locals also catch the train from Montclair State, which is the next stop to the city, since there are more trains and some don’t require a transfer. The trip still takes an hour. Of note, trains don’t run on weekends from Little Falls. Another commuter option is catching the bus to Port Authority Bus Terminal in Midtown from the Willowbrook Mall Park and Ride; the trip takes about 30 minutes, depending on traffic. It’s possible to drive into the city via Route 3, bearing in mind that rush-hour traffic is heavy and congestion pricing has gone into effect for drivers entering Manhattan below 60th Street, adding an additional $9 fee during peak hours. Without traffic, the drive takes 30 minutes. Residents are about 12 miles from Newark Liberty International Airport. Essex County Airport is only 5 miles away, but it’s only used by small aircraft and for flight instruction.

Flooding impacts Little Falls near the river

The Mill is at moderate flood risk, considering the complex is on the banks of the Passaic River, but it is near flood hazard areas. Parts of Little Falls near the Passaic River are in a flood zone, and recent storms have impacted hundreds with evacuations and flooded basements and streets.
