This high-rise condominium towers over a historically quaint neighborhood

Running from Downtown Brooklyn to Brooklyn Heights, Schermerhorn Street represents the borough's gradual shift from quiet, brownstone-lined streets to glassy towers along commercial thoroughfares. The Nevins, a 21-story condominium that opened in 2018, is among Schermerhorn's new highrises. But unlike some of its ultra-modern neighbors, The Nevin’s facade, designed by architecture firm Isaac and Stern, is more subdued, featuring a blend of textured porcelain tile and glass. A column of windows wraps around the corner of the building, giving the coveted units inside a loft-like feel. The rest of the tiled facade is perforated with inset, oversized windows until the 15th floor. Within the building’s crown, the top six stories are mostly enveloped in a glass curtain wall, and asymmetrical setbacks make way for private terraces and balconies. Although The Nevins’ design is quite different from the area’s historical streetscape, it offers buyers the opportunity to purchase at a price that tends to be lower than the neighborhood’s original (and beloved) brownstones and row houses.

Neutral finishes create a blank slate for owners’ personal styles

Andres Escobar & Associates designed the interiors, which have a bright, streamlined aesthetic. “The design is thoughtful and clean without a lot of fanfare, and there is a nice focus on storage space,” says Brandon Marianne Lee, a real estate salesperson at The Agency. In each unit, red oak floors are laid in 6-inch-wide planks and ceilings are a minimum of nine feet high. “The windows are not quite floor-to-ceiling, but they are really substantial and only about a foot off of the floor,” Lee adds. Chef’s kitchens are outfitted with Bosch appliances, including an integrated refrigerator, and ivory quartzite counters that, except in studios, continue down the peninsula or island’s waterfall edge. Lower cabinets are covered in a white oak veneer, while uppers have a white lacquered finish. Between the two, a white Zellige backsplash adds dimension. In the bathrooms, flat white tiles wrap the walls, and floors are done in a contrasting gray: hexagonal tiles in the primary and rectangular mosaic tiles in the secondary. Custom floating vanities have a walnut-veneered cabinet and quartz counters.

Of The Nevin’s 73 units, only nine are studios; they cover 471 square feet and have sold between $569,000 and $620,000 in recent years. One-bedroom units range from 632 to 716 square feet and typically cost anywhere from $840,000 to $925,000. Two-bedroom residences measure 865 to 1,244 square feet, and prices fall between $1.2 million and $1.4 million. There are only a few three-bedroom residences present within the building, some of which are duplexes. The largest is the 2,150-square-foot penthouse, which garnered $2.58 million when it was sold in 2019.

Residents frequent the multipurpose lounge and other second-floor amenities

The lobby is a no-frills space that’s attended by a 24/7 concierge. Typically, residents can hang out in two furnished outdoor spaces — the backyard and rooftop deck — but both are currently closed while the building handles required routine facade maintenance. Thankfully, the indoor residents’ lounge is still available. “On the second floor, the lounge has a pool table, a television and couch, a nice big working table and a kitchenette,” Lee says. “People actually use it and love it. It's a wonderful space.” There’s also a small but well-equipped gym on the second floor. As a thoughtful touch for parents, both the gym and the lounge have windows looking into the children’s playroom, which features a chalk wall and mini furniture sets. For an additional fee, residents can also rent storage cages or reserve storage space for their bikes.

At the center of three lively and well-connected neighborhoods

The Nevins is near the border of three distinct neighborhoods: Downtown Brooklyn, Boerum Hill and Fort Greene. It’s also positioned between three major thoroughfares: Fulton Street to the north, Flatbush Avenue to the east and Atlantic Avenue to the south. “If you are a convenience or a commute type person, there is no better location in Brooklyn. It is perfection,” Lee says. “Every single train you could need is within a couple of blocks.” Roughly two blocks southeast, Atlantic Terminal is serviced by over 10 subway lines. Plus, there’s a Citi Bike station right outside the condominium, and four buses operate along Livingston Street one block north.

Locally, residents have access to a plethora of shops and restaurants. “You're very close to the Fulton Mall area, where you’ve got a Target, Trader Joe’s and a ton of popular stores,” Lee says. Atlantic Avenue also has beloved small businesses like Collier West for home goods and The Consistency Project for vintage clothes. For families with little ones, Sixteen Sycamores Playground is right across the street, though Fort Greene is only a half-mile away and has more green space. Those who enjoy the arts and sports can attend shows at the Brooklyn Academy of Music and Barclays Center.
