Prewar co-op with a distinctive waterfall feature

Waterfall Apartments, a six-story prewar co-op, built in 1941, is named after and defined by its small waterfall feature outside its entrance, complete with a koi pond. Inside, the lobby reveals hints at the building’s former glory, retaining ornate white-and-gold-toned features and historic Brooklyn photos, making the building feel like it belongs to an earlier era. In fact, the prewar bones are still intact for the 129 units, although the majority are rental apartments. While many of its residences have seen better days, it’s hard to beat the Midwood location a block from Avenue J, a busy shopping and dining corridor that defies the trends that have overtaken other Brooklyn neighborhoods.

Dated apartments with desirable prewar elements

Even renovated units feel dated, and some are in poor condition. But others have gutted kitchens and bathrooms, with upgrades like dishwashers and washers/dryers. Many offer outdoor space as well. Desirable prewar features include large windows, junior fours with separate dining rooms, sunken living rooms, foyers, good closet space, high ceilings, arched doorways and built-in shelves. Other prewar aspects to be expected include galley kitchens, radiators and bathrooms with windows in the shower areas. Window air-conditioners are to be expected throughout. Two-bedrooms come up for sale the most often, offering between 800 to 1,400 square feet; most have only one bathroom. A 2024 listing sold for $405,000. One-bedrooms are the next common to land on the market, offering between 575 and 1,200 square feet; a 2024 unit sold for $395,000. Studios and three-bedrooms are in the least supply, so they pop us less frequently; the former average 550 square feet, with a 2024 apartment selling for $178,000. Before that, the last studio sold in 2021. Three-bedrooms span between 1,100 and 1,800 square feet, with a pad sold in 2024 getting $800,000. In recent years the largest units have had four-year intervals between availability.

Attractive waterfall landscaping and on-site parking

It’s hard to miss the extensive landscaping in front of the co-op, where a small waterfall flows from a rock garden and into a large koi pond. Inside, a part-time door attendant oversees the front desk, where package deliveries tend to pile up in their absence. The expansive lobby retains a section with ornate white columns, crown molding, a fireplace and framed pictures of Brooklyn from the early 20th century. Beyond that, there’s a large laundry room with a floor needing repair, bike parking in a hallway near an exit and a live-in super. It’s worth mentioning that the elevator is a holdover from an earlier era, where one needs to open the door once the elevator arrives. There’s also an on-site parking garage with a waitlist. Pets are allowed and monthly maintenance is relatively high, considering the lack of amenities. However, there’s ongoing facade repair work as evidenced by scaffolding surrounding the building.

Religious section of Midwood that’s close to shopping, restaurants and transportation

This part of Midwood can feel almost suburban with leafy, residential streets where single- and multifamily homes tend to outnumber apartment buildings. The businesses in the immediate neighborhood cater to the religious Orthodox Jewish community, including glatt kosher Asian restaurants, fish markets, Russian markets, Israeli restaurants and clothing boutiques, many with Hebrew signs out front. Essen New York Deli is a decades-old kosher mainstay that attracts patrons from beyond the neighborhood for its homemade pastrami sandwiches, matzo ball soup and kosher Chinese menu. Pomegranate Supermarket, which has been compared to a kosher Whole Foods, is another nearby spot that draws customers from beyond Midwood. But non-kosher Di Fara Pizza is arguably Midwood’s most famous business, an Avenue J stalwart since 1965 that regularly tops lists for serving some of the best pizza in NYC. Beyond food, Waterfall Apartments is less than a block from a branch of the Brooklyn Public Library, plus numerous synagogues and religious schools, or yeshivas. There’s also a pocket park and playground just past Avenue J’s Q train, while the 5.5-mile-long Ocean Parkway is popular for longer walks. Brooklyn College is within walking distance as well.

Q train is a block away

The express Q train is a block away at Avenue J, but it is elevated and not accessible. However, there are buses that run along Avenue J and Ocean and Coney Island avenues. Drivers can hop on Ocean Parkway, which runs from Coney Island to Prospect Park, where it becomes the Prospect Expressway.
