Williamsburg waterfront tower with indoor pool and white-glove service
The condo at Two Northside Piers offers waterfront living at the edge of a dynamic Brooklyn neighborhood. The result of a 2005 zoning change to the waterfront in Williamsburg, the 2010 tower is one of two that rose on the shores of the East River after the change. Offering white-glove service, walls of glass framing views of the river and Manhattan and a suite of amenities that includes an indoor pool, the residence appeals to buyers looking for a quiet home base not too far from the action. “If you want to step out and be on Kent, where the restaurants are and Trader Joe’s and all that stuff, you have that option. It’s a good feeling, as opposed to other buildings where you step out and you’re on a busy street.” Michael Shusterman, a Corcoran who both sells and rents units at Northside Piers. Units in the condo are also a bit larger than those in newer developments, according to Cory Kantin, another Corcoran agent who has done several deals in the building and lives in its sister tower, One Northside Piers. “Layouts are a bit more generous,” she says.
Open layouts with walls of windows
Much of the rest of Williamsburg is zoned for much lower heights than the 30-story condo, so the 269 units in the glass tower — especially on upper levels — have far-reaching views and light-filled rooms. They also offer hardwood floors, open living and dining areas and passthrough kitchens. Units range from spacious alcove studios to three-bedrooms, with a few larger units. The majority of residences are studios or one-bedrooms, and some have outdoor space. Studios can be as large as 650 square feet, with one selling in November 2024 for $995,000. One-bedrooms sell for between around $1.1 million and just under $1.7 million. A two-bedroom, two-and-a-half-bathroom residence on the 30th floor sold for $3.15 million in 2024, while the most recent sales of three- and four-bedrooms were in 2023 for $3.73 million and just over $4 million, respectively. The most expensive home to sell in the Northside Piers complex — and the entire North Williamsburg neighborhood — was a 20th-floor five-bedroom duplex with two terraces and a roof cabana. It fetched $8.25 million in 2021.
The small units and a tax abatement attract investors to the building. “The condos have anywhere generally from $4 a month to $12 a month in taxes,” says Kantin. “That is something investors will specifically seek out buildings for.” Because of that, rentals are more common than sales in the building, with fall 2024 rates around $4,000 a month for a studio, $5,500 for a one-bedroom apartment and $8,250 for a 26th-level two-bedroom.
White-glove service and a fitness center with river views
Amenities at the white-glove condo start with a full-time doorman and a live-in super. There’s also a lounge with a kitchen, TV and billiards, a children’s playroom and a landscaped roof deck with expansive views. Fitness options include a gym with river views, a yoga room and a pool, hot tub and spa. There’s also a massage room.
Waterfront parks near hip shops and restaurants
This part of Williamsburg has an upscale, trendy vibe next to its miles of waterfront parks. Eateries are within a quick walk of the building, including Guarapo Latin Fusion or La Nonna Williamsburg Brooklyn, and there are myriad options across the broader neighborhood. The area also has an array of shops, such as McNally Jackson bookstore, Faherty Williamsburg clothing boutique and an outpost of Glossier, the makeup brand. There’s a Trader Joe’s on Kent Avenue and a Whole Foods on Bedford Avenue and North Fourth Street. Green spaces include North 5th Street Pier and Park, Marsha P. Johnson State Park and Bushwick Inlet Park. Waterfront trails, lawns, courts, a dog run and playgrounds are all right there. A seasonal food market, Smorgasburg Williamsburg, is also within the connected parks.
Near the ferry and the L train
For those commuting to downtown Manhattan, the NYC Ferry stops in front of the Northside Piers complex and gets passengers to Wall Street in around 25 minutes. For those who prefer the subway, the L train is about six blocks away at Bedford Avenue and North Seventh Street — from there, it’s one stop into Manhattan and three to Union Square. The Williamsburg Bridge is accessible at South Fifth Street, while Interstate 278 is about eight blocks east of the complex.
