More than the town Disney built

The seeds of Celebration were planted nearly three decades before it broke ground. When Disney started planning the EPCOT theme park in the ‘60s, it was envisioned as a town with residential and commercial properties and a layout promoting community and healthy living. While that never happened, the original vision was brought to life in 1994 with the creation of Celebration, a town of 12,000 sitting in Osceola County, just a few miles from the Magic Kingdom. Harkening back to towns from the early 20th century, sidewalk-lined streets lead to parks, schools and retailers. Homes purposely boast roomy front porches and garages in the back. “The planners really wanted people to see their neighbors,” says Thomas Longmoore, a real estate agent with Sellstate Innovation Realty who sells throughout the Orlando metro.

The Walt Disney Company sold Celebration to a private equity firm in 2004, but the town still retains its manicured Disney charm. Front lawns and parks are meticulously landscaped, sidewalks and streets are consistently maintained, and mature, shady trees are everywhere. The Disney feel is so strong that it’s common to spot tourists spending an afternoon browsing the shops along Market Street or relaxing on the benches overlooking Lake Rianhard, a glittering artificial lake in the town center.

Modern homes with classic architecture

The median price for single-family homes is about $870,000, and for townhouses, it’s about $570,000. HOA fees are typically $200 or less per month, but annual taxes and other fees can run thousands of dollars, especially for homes that cost $1 million and more. Colonial Revival, Victorian, Coastal, Mediterranean and Arts and Crafts-style homes are most common in Celebration. While these are modern builds, they look like authentic homes from the 1920s. Lot sizes are often compact, with manicured lawns maintained by Celebration’s HOA.

The town is divided into multiple neighborhoods, each with its own parks, fitness centers and pools. In the East Lake neighborhood, homes are bigger than most and custom-built. The Artesian Park neighborhood is much desired for its location. “It’s the community within the community. It’s kind of in the back, tucked away. There’s less traffic. It’s really peaceful,” Longmoore says. Condo complexes are located throughout the town, with one- two and three-bedroom units. Three- and four-bedroom townhouses are also available located throughout the town.

Recreation on the shore of Lake Rianhard

Small neighborhood parks are tucked along residential streets, so residents are never far from playgrounds or shade-covered benches for people-watching. Celebration Lakeside Park is one of the bigger parks in town. It winds along Lake Rianhard and offers a large playground, basketball courts, tennis courts and a community pool. Multiple walking trails wind throughout the town, along Lake Rianhard and several neighborhoods. At Celebration Golf Club, golfers tee off on the public par-72 course. Residents can also access the dog park for a one-time registration fee of $10.

College prep program at Celebration High School

The School District of Osceola County serves the town. The district rates a B-minus on Niche and offers school choice, though many residents choose to send their children to the two schools within Celebration. Celebration School has a B rating on Niche and serves prekindergarten through eighth grade. Celebration High School rates a B-plus and offers the AVID program, which prepares students for college by teaching skills like note-taking, time management and team building.

Lakefront dining in Town Center

Celebration Town Center is a quaint downtown shopping and dining district that draws tourists and locals alike. Along the walkable, brick-paved streets, boutiques offer gifts and souvenirs. Celebration Town Tavern, which serves Boston pub-style dishes, offers patio dining looking out onto Front Street, and Columbia Restaurant is a favorite for its Spanish Cuban fusion.

A few office buildings and retailers dot Celebration Boulevard on the town’s southwest side, sporting stylized 1950s facades. The whimsical 1950s style extends into Celebration Pointe shopping center, where restaurants, services, Walgreens and Publix look similarly retro. Disney Springs, Walt Disney World’s sprawling shopping and dining district, is less than 10 miles away and a popular night-out destination.

House of Blues offers live entertainment, Splitsville is an upscale bowling alley and restaurant, and moviegoers flock to AMC Dine-In Disney Springs 24 for dinner and the latest blockbuster. AdventHealth Hospital sits along Route 417 on the town's north side, with more shopping and dining options nearby. There are multiple houses of worship within the town.

Produce mart and exotic cars on Market Street

Locals and tourists head to Celebration Town Center for events. Now Snowing is one of the most popular, offering a month of Christmas events like nightly snowfalls, train rides, ice skating on a synthetic rink, and photos with Santa. July’s Independence Day Celebration features live entertainment, food and fireworks. Hundreds of flashy automobiles park along the street for the Celebration Exotic Car Festival in April, the same month the Celebration Art, Walk & Wine Show. More than 60 vendors set up for the Celebration Farmers Market every Sunday.

Avoiding the Disney traffic via State Road 417 and State Road 429

More than 70 million people visit Orlando annually, particularly the Walt Disney World theme parks, which are only a few miles from Celebration. However, residents avoid much of the tourist traffic along Interstate 4 thanks to State Road 417 and State Road 429. The two nearby toll roads connect to the rest of the Orlando metro. The nearest Lynx bus stop is at Old Town, half a mile from Celebration. The bus takes riders to Disney World’s monorail or the city of Kissimmee. Orlando International Airport is less than 25 miles away and offers flights worldwide.

Celebration’s crime rates are unavailable online, but the Osceola County Sheriff’s Office serves the area. According to FBI statistics, in 2021, the county saw nearly 4,000 cases of property crime and almost 3,000 cases of violent crime.

Like many parts of the Orlando metro, Celebration is often protected from hurricane damage thanks to its location inland. However, high winds and flooding are possible.
