“People are drawn here for the beauty, the architecture and the historic components,” says Realtor Mary Lou Wertz of Maison Real Estate, who lived in South of Broad for about 10 years. French Eclectic, Colonial Revival and Charleston single houses, with off-center front doors and long piazzas, are common. Sherbert-hued Georgian rowhomes with wrought-iron Juliet balconies and window boxes line the iconic Rainbow Row on East Bay Street. Condos and pieds-à-terre in vintage brick low-rises are also available.
The neighborhood is part of Charleston’s Old City District, meaning that construction, exterior alterations and, in some cases, demolition must be approved by the local Board of Architectural Review.

Home prices, Charleston Harbor flooding in South of Broad
The median sale price is just over $2 million. Prices for one-bedroom condos typically start in the upper $500,000s and go up to about $1 million. Larger condos, standalone single-family homes and rowhouses sell for between the low $900,000s and $7.5 million. Historic properties sell for the far top end of the spectrum. The famous John Ravenel House, a pink Victorian Italianate mansion, sold for over $18 million in early 2025.
Charleston Harbor is prone to flooding, and the risk of high water and wind damage is higher during hurricane season. “In some of these rainstorms, there might be an hour where no one wants to leave their house because the streets are flooded, but the minute the rain stops, they drain pretty quickly,” Wertz says. “The city’s diligently working on replacing the stormwater infrastructure, and they’re building a new seawall around the Battery along Murray Boulevard.” The final stretch of the multimillion-dollar construction project, between King Street and Lockwood Drive, is expected to wrap up in 2026.

Shopping, dining and nightlife are a short walk away on Broad Street. “A real city favorite for a long time is The Blind Tiger Pub,” Wertz says. “It has a great outdoor space, and it’s where everyone goes before and after a hurricane. It’s like a real old-time English establishment.” Oak Steakhouse, another favorite, serves locally sourced steaks and seafood in a renovated 1840s bank building. Burbage’s Grocery is another Broad Street mainstay – Wertz says it’s where kids stop after school to get their afternoon snacks.

Parks, historic house museums and more things to do South of Broad
There are several parks in the neighborhood, including the East Bay Dog Park and Hazel Parker Playground, which overlook the Cooper River near the private Carolina Yacht Club. White Point Garden, on the tip of the Charleston Peninsula, has a gazebo and shaded paths. With several statues and Civil War cannons, it’s often featured on walking tours through downtown. Historic house museums in the area, like the Nathanial Russell House and the Edmondston-Alston House, are also popular stops on walking tours. In March and April each year, the Charleston Festival celebrates the city’s history and culture with socials, historic home tours, lectures on historic preservation, live music and more events, many of which are held in the South of Broad area.

South of Broad sees a lot of tourist traffic, including slow-moving sightseeing tours. “People have learned to live with the tourists,” Wertz says. “You learn the less popular routes to get around the city because sometimes you get behind a horse and carriage or the people walking across the street, so you just make adjustments to your travel schedule.” Public transportation is also an option, with Charleston Area Regional Transportation Authority bus stops on Broad Street.
