Condos and townhomes dominate, with some single-family options
“Third Ward feels a bit more removed from the city, and I think that is deliberate. It's less about the buzz and more about space and balance,” says Scott Russo, a broker with The McDevitt Agency, who specializes in selling within Uptown. “My buyers like Third Ward because it's close to the action, but you’re not surrounded by it, though within three or four blocks you can get into the mix pretty easily, but you’re not right in the buzz of everything.”
Housing options include both high- and low-rise condos and townhomes. Duplexes and modernist-style homes are also present. Prices generally range from below $300,000 to $750,000. However, some properties have sold for over $1 million.
Russo says homeowners’ associations charge between $200 and $450 per month. High-rises are located on the eastern end, while townhomes and single-family homes on a tree-lined streets are on the opposite side.
“It’s a little more calm, a little more structured, it's for people who want access to uptown with that constant stimulation,” Russo says.

Light rail, buses and interstates connect Third Ward commuters
The community is well-connected by public transportation. The Lynx light rail’s gold line runs along Trade Street, while CATS buses run along multiple streets. The Greyhound bus station is located on 4th Street. Both Interstate 77 and I-277 border the Third Ward. Atrium Health Carolina’s Medical Center is around 2 miles away.

Russo says traffic can build up during games, but the facilities do a “good job” with managing parking, so the area does not get too overwhelmed. The Levine Center for the Arts features multiple museums and cultural centers.
Recreational spots include Frazier Park, featuring sports courts, a dog park and a playground. The park also connects to the Irwin Creek Greenway. Romare Bearden Park features artwork, a splash pad, gardens and walking paths.
