A long way from the industrial days
McKinley Park is a highly diverse Windy City neighborhood with a rich story and an evolving present. Located about six miles southwest of downtown Chicago, the neighborhood was settled by Irish immigrants in the 1830s and eventually became a home for industrial employers – a number of which moved out here to rebuild following the Great Chicago Fire of 1871. Despite the neighborhood’s transition over the years into more of a true residential community, some of its industrial heritage remains as many manufacturing companies are still here. McKinley Park had over 80 bars at one time, including ones that catered to the different cultures in the neighborhood. That number fell massively over the decades due, in part, to city laws that aimed to curb and put some checks on the taverns here. “For one, there were just too many. And the park has always been a very blue collar town, and that is changing. There are now more educated, white collar people moving in and they’re not hanging out at bars,” says Jim Hankes, a broker with @properties Christie’s International Real Estate and who was born and raised in McKinley Park. “This area used to be Polish, Germans, Europeans who moved here because of the stock yards. But over time, the neighborhood became more Hispanic, and now many Asians are moving in,” Hankes says. The neighborhood’s generally less expensive lots have drawn many former residents of Chinatown, about 3 miles east of McKinley Park. “There’s just room to expand here,” says Mona Jee, a Realtor with Compass and who has sold a few homes in McKinley Park. “I would say it’s a very peaceful and safe place. You feel comfortable here.” Hankes, who was recently on a podcast where he was asked to give some reasons why people move to McKinley Park, echoes some of Jee’s comments. “For young people, there’s not a lot to do. There’s very little nightlife. But for people who want to live in a quiet area, where there aren’t bars open late at night, this is the place. If you’re looking for a quiet place, this is it,” says Hankes, who adds that McKinley Park still has a decent mix of young adult and elderly residents.

Worker cottages, converted warehouses and two flats
Developers confident that this neighborhood is poised for growth have made creative use of the old industrial stock by converting former warehouses into modern loft condominiums. Some units can go for between $200,000 and $300,000. McKinley Park is otherwise made up largely of walkable blocks where many homes with brick exteriors and front gabled roofs line the streets. Two unique, but common, homes seen here are workers’ cottages and two flats. The workers’ cottages can be pointed out by their front gabled roofs and stairways directly leading to front doors on raised floors. These types of homes, many of which were built right before the turn of the 20th century, can run roughly between $210,000 and just under $400,000, depending on factors like whether they were recently renovated and square footage. Two flats, some of which can be found in workers’ cottage style buildings, are two-story buildings with separate entrances to each unit. They usually come with a set up of three bedrooms and one bathroom on both the first and second floors. Often marketed as investment properties, they draw buyers who plan to rent at least one of the units. These entire properties can go from around $360,000 to nearly $500,000.

The park with the neighborhood’s namesake
Located along South Western Boulevard and West Pershing Road, the roughly 70-acre McKinley (William) Park offers amenities ranging from walking trails and lagoon with a casting pier to a myriad of athletic facilities. Students here can also attend the Horizon Science Academy, a public charter school serving kindergarten through 12th grade and which received a B-plus rating from Niche. Although it’s not a graduation requirement, Horizon Science Academy students are highly encouraged to complete pathways related to their interested field of study in college. Those pathways are Public Service, liberal arts and STEM, which each include subgroups like law and legal affairs, journalism, computer science and engineering.

Multiple ways to reach downtown Chicago
Although McKinley enjoy being away from the busier parts of the city, they are still just 5 miles away from downtown Chicago and its myriad of amenities and destinations.
