Rogers Park is full of activity. It’s known across Chicago as a very diverse neighborhood, both in population and experience. Situated along Lake Michigan, its eastbound streets end at small neighborhood beaches. Restaurants line Glenwood Avenue and Clark Street, all local. There's a mix of housing options in Rogers Park
Most of the properties in Rogers Park are brick low- and mid-rise condo and apartment complexes. Some are standard Chicago two- and three-flats, but most of them are larger square buildings with more units in them. Single-family homes are interspersed amongst bigger buildings, ranging from cottages to American Foursquares and Victorians. “For the longest time, these properties were not available because people loved it, but now there’s more young couples moving in and renovating them,” says broker Mark Keppy with Baird and Warner, who has lived in Roger Park since 2013. “I had one house that only had two owners, and it was from the 1800s because it stayed with the families.” Rogers Park’s parking situation gets a bad reputation because of all the multi-family housing. Most people park on the street, but single-family homeowners have garages in alleyways behind homes.

Affordable housing slowly competing with nearby neighborhoods
Rogers Park is more affordable than most surrounding neighborhoods, but it is slowly becoming a more competitive market. Rogers Parks median housing price is about $260,000. Meanwhile, neighboring Andersonville's is almost $600,000, and Evanston's is $670,000. In Rogers Park, you can get a condo between the mid $100,000s and mid $400,000s. Most single-family homes range from the mid $500,000s to low $900,000s, but some homes can cost even higher. “We’re seeing homes over a million for the first time,” Keppy says. “It was sporadic before, but now we’re seeing it consistently.” In addition to the mix of housing options, people find the home and property sizes attractive in Rogers Park. “If you look at the lot sizes between standard Chicago lots and our lots, most are oversized,” Keppy says. “Some people are looking here for the yards.”

Local beaches line Lake Michigan
Between the beaches and Loyola Park, most of the lakeshore is public space in Rogers Park. Loyola Park is the largest, spanning over 40 acres and including various sports fields and courts, a playground and a walking trail. Its fieldhouse has two indoor gyms and a woodshop. It includes one of the community’s beaches, which has lifeguards out during the summer. Other beaches include:

Rogers Park's public charters and private universities
Younger students head to Chicago Public Schools. It’s a school choice district, so students can apply to attend those outside their zone. Chicago Math and Science Academy is a highly rated public charter for grades six through twelfth and focuses specifically on STEM. Loyola University Chicago’s main campus is also in the neighborhood, full of Art Deco architecture. The private Catholic college serves about 17,000 students but doesn’t bring a college-town vibe to the community. “They’re right on the tip of Rogers Park, so when they do leave campus, they usually get on the train and go to one of the more hip neighborhoods like Wicker Park,” Keppy says.

Bikeable streets and plenty of commuter options
In addition to walking, you can also take bike lanes along Morse and Devon avenues when getting around Rogers Park. While parking can be hard, public transportation options mean you don’t need to drive downtown, about 11 miles away. The Red, Purple and Yellow L lines all serve the neighborhood. The Red and Purple lines head to The Loop. The Yellow Line instead heads towards Skokie. The UP-N Metra line also heads downtown. Buses stop along major roads like Sheridan, and you can take it all the way to The Loop.

I see police cars on my block and farther north the area gets more dangerous but there is a police and fire house to the south on the main street so there are usually police cars patrolling the neighborhood after dark.

Although there is crime within all areas of Chicago, there are certainly other areas that certain crimes, such as gang violence, is more prevalent. I live in an area where there is sketchy activity, but there is also police force that are constantly watching. However, as with any large city: if something goes down in an area where no one else is around, who will know to help you?
