Roscoe Village is part of Chicago Public Schools, a school-choice district, but you have one of the best schools right around the corner: Lane Tech College Prep High School, a public magnet school ranked among the best schools in the state. You'll find a mix of single-family homes and condos in Roscoe Village

Compared to nearby neighborhoods, Roscoe Village has more homeowners than renters. “Often, when you get into Lincoln Park or Logan Square, you’re in a transitional stage of life, but people raise their kids in Roscoe Village and plant roots there,” says Bridget Sheahan, a real estate agent with Compass. In Roscoe Village, you can find a mix of historic Victorians, bungalows and contemporary single-family homes. Condos are also common, ranging from low-rise brick complexes to contemporary three-flats. Most have balconies or rooftop decks. “As far as the North Side of Chicago goes, it’s not as dense,” Sheahan says.

Homes are slightly more affordable than surrounding communities

For the most part, Roscoe Village is just a bit more affordable than its surrounding neighbors. The median housing price here is $700,000. Meanwhile, Southport Corridor and Saint Bens are both in the upper $700,000s, and West DePaul is about $150,000 more expensive. Condos and three-flats in Roscoe Village tend to range from the low $400,000s to the low $700,000s, while single-family homes can range from $1.4 million to $3 million.

Access to the Chicago River and local sports leagues

You can access the Chicago River from Clark Park in Roscoe Village. The WMS Boathouse here has public docks and boat rentals but also has rowing facilities for local leagues. “You’ve got the 312 Path, a bike and running path that goes along the river,” Sheahan says. Kerry Wood Cubs Field was brought to the park by the Chicago Cubs and the City of Chicago, and local schools and leagues all use the baseball stadium. Hamlin Park has an outdoor pool, tennis courts and a playground. You can let your pet run around at the dog park. Just north of the community, the Endeavor Health Fire Pitch has a collection of soccer fields. “It’s where the Chicago soccer team practices, and when they aren’t practicing, they have camp after camp after camp,” Sheahan says.

Local restaurants within walking distance along Roscoe Street

Roscoe Street is the community’s retail corridor, where you can walk to a number of local restaurants. “Every restaurant is kid-friendly,” Sheahan says. Some local favorites include:

  • Turquoise Cafe and Restaurant, a Turkish and Mediterranean spot with a homey feel
  • Le Sud, another Mediterranean restaurant that leans more French and has a more upscale atmosphere
  • Volo Restaurant Wine Bar, a high-end American restaurant with steaks and seafood
Nearby neighborhoods like Lakeview East have more to offer in terms of nightlife, but Roscoe Village does have small music venues. Beat Kitchen offers indie music concerts and comedy shows in a historic 1889 building. Constellation is an intimate venue that specializes in jazz and contemporary classical.

Public transportation and commuter options in Roscoe Village

Sidewalks and nearby dining spots and parks help make the neighborhood very walkable, and you can also get around by bike. Divvy bikeshare stations are located throughout Roscoe Village, and there are bike lanes on major streets like Roscoe, Belmont and Damen. For getting to The Loop, Interstate 90/94 is just a few minutes away in Bucktown. Commuters can get downtown in just over 15 minutes. The Brown Line also stops in Roscoe Village, though this option can take close to an hour to get downtown.
