Roseland is a South Side Chicago neighborhood with a distinct past and promising future. Roseland and its neighbor share the Pullman National Historic Park. The site is home to recognizable structures like the Pullman Company’s Administration Clock Tower Building, an ornate and red brick industrial building from the Victorian era. While Roseland has had it struggles over the years, there are some strongly encouraging signs on the horizon for the neighborhood. For example, there is an ongoing project bringing in contemporary modular homes as part of a greater effort to expand the availability of both new and affordable housing. Then, some of the decades old housing stock is undergoing some ambitious rehabilitations. Adding to all this is a community working to remain engaged through events as simple as neighborhood block parties and reliance on sites like Fernwood Park to support and encourage youth sports activities. “I can say that from a Chicago perspective, it’s one of the most up and coming neighborhoods on the South Side of Chicago. It had a stigma attached to it at one point, but it has taken an extreme turn away from that stigma that was placed on the community,” says Shanara Carter, the lead for eXp Realty’s At Home With Shanara team, who’s made several sales in Roseland. “I think the biggest point is how the community is really coming back from that stigma it once had.”

Famous doughnuts at long-time community staple
A few clusters of shops and restaurants exist in Roseland. The area around East 103rd Street, for instance, is surrounded by a number of chain brands that include a White Castle and Dunkin’. But there is Magic City BBQ Catering & Soul, a quaint spot that offers Chicagoans a taste of some downhome fare and addictive desserts. More popular community staples exist a little farther south along Michigan Avenue. Those looking to start their day with some coffee and sweet pastries can walk through the vintage glass storefront of Old Fashioned Donuts, which celebrated its 50th anniversary during the fall of 2022. A Food4Less exists at the 87th Street Center just north of Roseland. Shoppers will find an ALDI a little farther north.

Several neighborhood parks and close to Harborside golf center
Parks and recreational amenities exist on almost every side of Roseland, as well as in nearby Pullman. On the northern end is the 25-acre Abbott Park, where teens and children can take advantage of a multi-purpose room and game room. The park also draws young athletes to its multiple outdoor sports amenities, which include several baseball diamonds and basketball courts. Another spacious green space and recreational site exists on the opposite end of Roseland, the roughly 38-acre Palmer Park, which boasts similar amenities to Abbott. However, one of the biggest sports destinations in this part of the city lies just east of Roseland. Players can get some rounds in at the public Harborside International Golf Center, which has two 18-hole courses spread out across rugged fairways located right along the prominent Lake Calumet.

Craftsman bungalows with workers cottage traits
Much of the community is residential, with houses closely arranged along tree-line roads. The trees in certain areas of Roseland can almost form natural tunnels, providing ample shade to the streets below. Among the most common homes here are Craftsman bungalows with the distinct workers cottage traits commonly seen across Chicago. Workers cottages stand out with features like off-centered doors and stairways. While some of the renovations are starting to raise prices, Roseland is still viewed as one of the more affordable neighborhoods in the city. Price points for many of these cottage homes that can go back to the early 1900s can from under $150,000 for less than 1,000 square feet to nearly $300,000 for one that’s over 2,500 square feet. There are also some two- and three-flat buildings that can run between $200,000 and $300,000.
