Madisonville is a large Cincinnati neighborhood tucked between several upscale communities. The area attracts first-time homebuyers, young professionals and families with its relatively affordable housing options. The neighborhood has many late 19th- and early 20th-century homes, but recent development along Madison Road has introduced modern housing and higher-density options. Most Madisonville houses are Cape Cod, Craftsman and traditional homes from the late 1800s and early 1900s. Some have unique elements, like sloping catslide roofs, asymmetrical lines and bay windows. However, “Madisonville has changed a lot, especially along the main corridor,” says Alfred Rosser, associate broker with ERA Real Solutions Realty. “There’s been some major development in business and housing.” These updates look like newly built contemporary townhomes and completely renovated houses. “A lot of homes have been remodeled at least once already while still being relatively affordable compared to Oakley or Mariemont,” says Sara Foltz, Realtor with Keller Williams Real Estate Services. “As you get closer to Oakley, they’ve also done some tear downs for new apartments and condo complexes,” Foltz says. “It’s more high-density housing with some three-story single-family houses that have been squeezed onto the lots.” A few luxury homes have also been built.

Madisonville is surrounded by upscale neighborhoods, meaning that nearby amenities are high-end, but home costs are relatively lower. “Prices are going up because of some of the development along Madison Road, but Madisonville has a much older stock of homes,” Rosser says. Hyde Park and Oakley prices have steadily risen because of the areas’ popular shopping centers and walkable streets. Mariemont and Madeira have strong schools and million-dollar homes. “ The Village of Indian Hill has some of the highest value,” Rosser says. “It’s only one neighborhood over from Madisonville, but it’s a very drastic difference.” Indian Hill has top-rated schools and estate-style homes on multiacre wooded lots.
Shopping and dining hubs along Madison Road
Madisonville has a growing retail district along Madison Road and the Red Bank Expressway. The restaurant scene is constantly evolving, but some local favorites include:

Madisonville is next door to Oakley Station, which has supermarkets, fast-food chains and entertainment options. “It’s definitely a one-stop shop,” Foltz says. Rookwood Commons in Norwood has brand-name retailers, while Mariemont Square has highly rated restaurants and boutiques.

This community is ideal for commuters
Living closer to Madison Road or areas like Mariemont and Oakley can mean popular destinations are a quick walk away. However, most people drive or take Metro buses to get around. Madisonville has a few major employers, like Medpace Inc., but most people “are working somewhere in city limits but not in Madisonville,” Foltz says. Madison Road and the Red Bank Expressway are busy streets, but “it’s just not one of those neighborhoods where there’s a lot of traffic going through,” Rosser says. “You’re either going to Madisonville or out of it.” People are only 10 miles, or 15 minutes, from downtown Cincinnati via Interstate 71.

Students attend Cincinnati city public schools
Madisonville is part of the Cincinnati City School District. Schools in the area tend to have lower ratings than options in Mariemont, Hyde Park and Walnut Hills, but the district’s open enrollment policy allows students to attend alternative schools.
