The northern Colorado Springs neighborhood of Sundown is set in a central location near the bustling Powers Boulevard. This residential area attracts families and military folk, according to Katie Ely, a Realtor with The Cutting Edge. “You can get a good-sized single-family home with a fenced-in yard. Home values are also going up,” she says. Locals can access dozens of eateries, small businesses and retail chains along the Powers Corridor, and kids can attend well-rated schools in the Colorado Springs Schools D11 School District. Parks and scenic hiking trails surround the area, and the neighborhood has a CAP Index crime score of 2 out of 10.
Variety of townhouses and single-family homes in Sundown
The wide residential streets in Sundown are grid-like, with concrete sidewalks dotted with trees and lampposts on each corner. Late 20th-century townhouses sit along the eastern and western ends, while builds from the 2010s are mostly found far north and south. Some older units have Craftsman-influenced designs with masonite exteriors and tiny garages, and newer properties have wood and brick siding and small back patios with furniture. Prices can range between $315,000 and $430,000, and homeowners can expect to pay up to $275 in monthly HOA fees.
Single-family homes here include mostly late 20th-century new traditional and Craftsman-inspired homes sitting close together in enclosed subdivisions and with walk-up entrances, two-car garages and rock landscaping. First and Main Town Center is about 4 miles south and has tons of retail chains like World Market and Best Buy, along with a YMCA and the Cinemark Carefree Circle and Imax theater.
Many career-focused classes at Doherty High
Sundown is served by the Colorado Springs Schools D11 School District. Kids can start their education at Scott Elementary, which earns a B-plus from Niche and move on to Jenkins Middle, which earns a B. Doherty High is rated a B and has a robust Career and Technical Education program. Students can learn about careers in fashion marketing, digital photography and catering. There are also several student organizations to join, such as Pokémon Club and Girls Who Code Club.
Shooting hoops at Fred McKown Park and hiking at High Chaparral Open Space
The 9-acre Fred McKown Park is a popular spot to play basketball, stop by the playground or bike along the nearly 10-mile-long Homestead Trail, which travels throughout the eastern portion of the city. Visitors can also play soccer or practice their swings on the park’s multi-purpose field. Hikers can also find dirt-packed trails throughout High Chaparral Open Space near the neighborhood’s south border. A backdrop of the Front Range mountains awaits hikers trekking through 54 acres of open prairie land. Old Farm Park, which has its own playground, is right down the road; it includes the Old Farm Park Community Gardens, a nearly 3-acre site full of vegetables and herbs.
Connecting to other parts of Colorado Springs through Powers Boulevard
Colorado State Highway 21—also known as Powers Boulevard—runs along the eastern border, connecting Sundown to other neighborhoods across the city. Downtown Colorado Springs is a 9-mile drive south via Austin Bluffs Parkway, another major thoroughfare on the west side of Sundown. Most people drive to get around, but Balsam Street and Templeton Gap Road are bikeable and walkable with wide sidewalks. CommonSpirit St. Francis Hospital is a 3-mile drive north via CO-21, and Colorado Springs Airport is 13 miles south. The U.S. Air Force Academy is about 7 miles west.
Staying dry and safe during flood season
Some homes in Sundown are near flood-prone areas, especially those further north. Flood season typically begins around spring and continues throughout the summer in the city.
