Located near the center of Colorado Springs, Village Seven is a large residential area full of parks and surrounded by shopping. “It’s an older, working-class neighborhood that is really friendly as well,” says Darlene Cramm, Realtor for Keller Williams Clients’ Choice Realty and a longtime Colorado Springs resident. “A lot of people have been there a long time.” A combination of families, retirees and young professionals live in the area, and folks work at large employers like UCHealth and military bases like Peterson Space Force Base. A variety of homes, mainly from the late 1970s and ‘80s, can be seen while driving along the four-lane South Carefree Circle. People here take advantage of the proximity to nearby District 11 schools and shops along North Academy Boulevard and North Powers Road.
Getting around Village Seven
Downtown Colorado Springs is about 7 miles southwest of Village Seven via Carefree Circle. Most people drive to get around, and traffic can pick up on Carefree during the morning and evening work commutes. The area has several streets with bike lanes and sidewalks, like Rio Vista Drive and Oro Blanco Drive, and folks can also connect to Mountain Metro Transit buses along North Academy Boulevard and Barnes Road. UCHealth Eastview Medical Center is about 2 miles west of the area, and Colorado Springs Airport is 11 miles south via Powers Boulevard.

Residential parts of Village Seven have a suburban feel and a variety of architectural styles. Tudor-inspired and new traditional-styled condos and townhouses sit in clusters throughout the neighborhood, close to small trails and open spaces like Carver Park. They typically cost between $200,000 and $450,000 and have amenities like fitness centers and community pools. Residents can expect to pay roughly $250 to $450 in monthly HOA fees for ground maintenance, sewer and trash removal.
In most of the neighborhood, single-family homes include late 20th-century ranch-style houses with brick and vinyl exteriors, bi- and tri-level properties with small driveways and new traditional-styled homes with gabled roofs. Houses sit close together on wide cul-de-sacs with wooden fences surrounding backyards. Prices range between $250,000 and $400,000.
The neighborhood’s southwestern corner has a mixture of late 20th-century split-levels and early 2000s Spanish-influenced new traditional homes. Some residences sit on nearly quarter-acre lots with long concrete driveways and rock-landscaped backyards. Houses at a higher elevation have views of Pikes Peak, and tall ponderosa and blue spruce pine trees surround many of these properties, creating more privacy. Prices typically fall between $500,000 and $750,000, and residents of subdivisions like Stonegate Terrace may pay up to $175 in monthly HOA fees. Sprawling hilltop estates can cost about $1.3 million.
Depending on where in the neighborhood they live, folks are within walking distance of some schools and religious institutions like Lighthouse Baptist Church, Guru Ghar Colorado Springs Sikh Temple and Korean American Methodist Church.
Career prepping at Mitchell High
The area is served by Colorado Springs Schools District 11. Local kids begin at Penrose Elementary, which earns a C from Niche, and continue to Sabin Middle, which scores a C-plus. The C-rated Mitchell High has various student clubs, including weightlifting and color guard. Students also have access to D11 Career Pathways Programs, featuring courses in telecommunications and hospitality.
No shortage of neighborhood parks like Village Green and Penrose
Village Seven is filled with large and small neighborhood parks within walking distance of homes. Adjacent to Penrose Elementary, the 16-acre Penrose Park has a basketball court, softball field and tons of open green space. Nearby Village Green Park has a small playground for toddlers and fields for football and soccer. Folks can park in the parking lot off Carefree Circle, and sled down the park’s hills in the wintertime. Folks can bike or jog along the 7-mile Homestead Trail, which travels through the 16-acre Rudy Park fixed with horse stables and a scenic overlook. The massive 750-acre Palmer Park connects to the western border of Village Seven, and locals can visit the dinosaur statues and monkey bars at the playground near the entrance. There’s also a fenced-in dog park and a handful of trails showcasing the natural beauty of Yucca Flats areas and the rocky terrain of the Front Range Mountains. Visitors can even see the famous Garden of the Gods red rock formations from overlook points in the park.
A hub for retail and locally owned shops and restaurants
Village Seven is surrounded by retail stores. For groceries, folks can head to Costco Wholesale, Walmart Neighborhood Market or King Soopers in the Marketplace in Austin Bluffs shopping area. Here, residents can shop at Ross or travel further within the neighborhood for finds at Kohl’s or Michaels. Shoppers can also check out the regional New Horizons Thrift Store near the western border for deals on used clothes, home goods and pre-packaged food items. Van’s Comics Games Cards is a few blocks south of New Horizons and has been in business for more than 30 years. Visitors can browse through shelves of figurines, trading cards, and flashy comic books. For breakfast, Wade’s Café serves strawberry pancakes with homemade syrup in its small, blue and yellow dining room, and for lunch, Mi Mexico Restaurant whips up passion fruit margaritas and large plates of ceviche. Locals can also pick up something sweet at the family-run Rizuto’s Ice Cream near the northern border of Village Seven.
Enjoying the show at the Colorado Springs Labor Day Lift Off
Besides the occasional Christian concert at Radiant Church, Village Seven doesn’t have a lot of its own events. However, residents are close to city festivals and celebrations. On Labor Day weekend, locals head to Memorial Park 6 miles southwest of the neighborhood for the Colorado Springs Labor Day Lift Off. Hundreds of people set up chairs and blankets in the grass to watch hot air balloons take flight over Prospect Lake. The Star-Spangled Symphony and Fourth of July Fireworks Show is another popular event; residents can sit on their front porches to watch fireworks across the Pikes Peak region or go to a free live concert at the Pikes Peak Center for The Performing Arts 7 miles southwest.
Prepping homes for possible flood damage
Some areas in Village Seven may be more at risk for flooding in the summertime, especially during July and August. The Colorado Division of Homeland Security and Emergency Management advises homeowners in flood zones to keep a 72-hour kit with drinking water and a radio, stay updated on road closures and raise any electrical components in the home so that water won’t touch them. Because Peterson Space Force Base is 7 miles south of the area, some residents may hear aircraft noise in the mornings and evenings during training exercises. The base sends reminders and alerts as they prepare for these trainings.
