What buyers can expect from home and condo prices in this market

Homes here are mostly midcentury or newer, and many are still owned by the families who bought them when they were first built. “You’ve got a lot of long-timers there, people who are very rooted,” says Janet Rung, an agent with Coldwell Banker. “It’s an older community.” The neighborhood has winding, well-kept streets lined with manicured lawns and mature trees. Colonial Revival and ranch-style homes are common, with lots that are typically a quarter-acre or larger. Demand stays strong, with homes generally selling between the low $500,000s and low $600,000s. The median sale price is in the mid-$500,000s, which puts it in line with Stilson and higher than nearby areas like Brookside Colony, Brookside Village and Riverside. Condos are also a popular option, usually selling between the low $200,000s and low $300,000s, depending on size and features. Monthly HOA fees typically range from $300 to $450 and cover things like lawn care, sewage, snow removal and clubhouse access.

Students attend schools in the highly rated Worthington district

Students in Brookside Woods are zoned for the highly rated Worthington City School District, which earned a 4-star rating on the Ohio Department of Education and Workforce’s 2024–2025 School Report Card. Older students can attend Worthington Kilbourne High School, which turned some heads in 2025 when its boys lacrosse team reached the Ohio Final Four.

Commuters have quick access to major roads and nearby cities

Interstate 270 and state Route 161 are on either side of Brookside Woods, making it convenient for commuters. New Albany is about 20 miles away, while downtown Columbus is closer to 15. Upper Arlington is about 10 miles south, while Worthington and Dublin are both less than 5 miles out. Sidewalks are mostly used for walks around the neighborhood, but some residents on the west side of the area can walk to different shopping destinations on Federated Boulevard. Sawmill Road has several bus stops on the Central Ohio Transit Authority route.

A private golf club and nearby parks offer ample green space

About half of the neighborhood is dedicated to the Brookside Golf and Country Club: a private facility with 18 holes, a clubhouse, pool and fitness center on 260 acres of green space. However, there are several other options available within a mile or two:

  • Brookside Woods Park is a popular neighborhood spot with playground equipment, open fields and basketball courts.
  • Worthington Hills Park has riverfront green spaces and a trailhead for the Olentangy Trail.
  • Perry Park has lit baseball fields and soccer fields, making it a frequent site for youth league games.

Shopping and dining options line the west side of the neighborhood

The west side of Brookside Woods has plenty of shopping right in the neighborhood, including Whole Foods, Hobby Lobby, Nordstrom Rack and a PGA Superstore. Just outside the area, Sawmill Road is a go-to shopping stretch with a mix of big-box stores, chain restaurants and everyday errands. For food, Clove Indian Bistro keeps things casual with favorites like samosas, chicken tikka and paneer. One Pot Hot Pot & BBQ is nearby too, offering a social Korean-style dining experience with lots of meat, veggie and seafood options.
