Sycamore Hills is a close-knit planned community known for well-kept homes and easy access to green space and outdoor activities. One of its biggest perks is the location, with shopping, dining and schools all close by. With around 500 homes total, listings here tend to move fast and often sell within about three weeks.

Midcentury designs with larger lots and active neighborhood life

Even though the homes are closely spaced, most still come with roomy backyards, with many lots measuring a quarter-acre or more. Theresa Mesaros, a Realtor with Coldwell Banker, says that closeness helps create a tight-knit group of residents. "There's a great community here," she says. "It's a very active neighborhood, great for families in particular." Most homes were built in the 1960s and ‘70s, with Colonial Revival and ranch-style designs being the most common. Brick and vinyl façades are popular, and some homes feature Tudor-style touches. Prices for single-family homes typically range from the low $300,000s to the upper $400,000s, with a median in the low $400,000s. That puts Sycamore Hills in line with The Gables and Knolls West, while still coming in below Indian Hills and Linworth Village. Monthly HOA fees for single-family homes are typically around $20 and cover common-area maintenance. Condos and townhouses are also part of the neighborhood, but they don't often come on the market.

Public and private school options with strong extracurriculars

Local students attend Columbus City Schools, the largest school district in Ohio. The highly rated Centennial High School is well-known for its girls basketball team, which saw its head coach named The Columbus Dispatch Girls Coach of the Year in 2025. More recently, the team won the Columbus City League Championship in 2026. Local children can join the Columbus International Children’s Choir, one of the ensembles at the Columbus Music and Art Academy, which offers classes on Saturdays.

How major routes connect residents to nearby job centers

State Routes 315 and 161 make it easy to get around, connecting residents to nearby job centers like the New Albany tech corridor, about 20 miles away. Downtown Columbus and Westerville are a little over 10 miles out, while Upper Arlington and Dublin are closer to 5 miles. Since the area is mostly residential, most people rely on a car, as Central Ohio Transit Authority bus service is fairly limited.

Dining options range from casual Korean BBQ to upscale French

Near the south end of the neighborhood, Gogi Korean BBQ is a laid-back spot known for grill-it-yourself meats and favorites like kimchi pancakes. Right next door, The Refectory offers a more upscale French dining experience with caviar and a deep wine list. About 2 miles west, you’ll find a Kroger just past several international grocers, including Istanbul Supermarket, Arirang Asian Food Market and Mediterranean Food Imports and Bakery. Olentangy Plaza adds everyday shopping with stores like Marshalls and Micro Center.

Living close to OSU Airport may mean some aircraft noise

Because Sycamore Hills is next door to The Ohio State University Airport, some residents may notice occasional aircraft noise at different times of day. The airport mainly handles private planes, smaller aircraft and some freight traffic.
