Music-loving historic Dallas neighborhood
Music has always been the claim to fame in Deep Ellum. It became a hotbed for early jazz music in the 1920s and continues to be so today, with more than 30 live music venues, making it one of the biggest entertainment districts in the city. In addition to the historical music scene of the neighborhood, it stands as one of the few city spots that still hold original commercial storefronts from the early 20th century. “Deep Ellum has its own vibe,” says Stephanie Santibanez, a leasing consultant with Deep Ellum Lofts. “We have seen a lot of musicians and artists looking at our building because they wanted to be close to the music scene.”
A night out in Deep Ellum
Elm, Main and Commerce Streets are littered with restaurants serving almost every imaginable cuisine. Vidorra provides a trendy and upbeat Mexican restaurant with an open-air bar on the second story, often welcoming dancing to their space with fun music. Just across the street is Hawkers Asian Street Food, which is known for its sushi. Open since 2011, the Deep Ellum Brewery makes its own craft beer and tries to replicate the never-say day spirit of the neighborhood. “Lunchtime is fun at work because we have so many options. We can get sushi or try some barbeque. It’s all right here,” Santibanez says. While there are a handful of small convenience stores, residents are about a mile from the Dallas Farmers Market, which offers seasonal produce and locally sourced meats seven days a week, or a traditional chain grocery store like Tom Thumb.
Catching a show or exhibit in Deep Ellum
The Deep Ellum Art Co. combines live music and art as its walls are jam-packed with local artists and photographers' work. Offering a full-service bar, there is an indoor stage as well as an outdoor stage on its expansive patio. With more than 30 live music spots in the neighborhood, residents can find the next up-and-coming band or see established acts in their backyard. The largest venue is The Factory in Deep Ellum, which seats 4,300 people, while Trees opened in the 1990s and helped facilitate the grunge movement with acts like Nirvana and Pearl Jam taking their stage.
Warehouses turned into apartments and condos.
Homeownership in Deep Ellum is hard to come by because inventory and opportunity rarely meet. The bustling bars and live music spots are decorated in vibrant colors, and murals bring people to the neighborhood. There are not any detached single-family homes. Instead, warehouses and old industrial buildings have been converted into loft apartments, condos and a small selection of townhouses. Buyers can expect a condo to start at around $225,000, while townhouses will go for about $540,000.
Pocket parks scattered amongst city streets
The walkable streets of Elm, Main and Commerce provide a place to walk or run during the day. With minimal green space, residents head to the nearby Carpenter Park. At almost 6 acres, the park is the largest in the urban core and features walking paths, basketball courts, a playground and a play area for pups.

Traveling around this area is easy, whether by car or public transit. The Central Expressway and Interstate 30 cover the southern portions and meet at a major interchange for access to the greater Metroplex. Dallas Area Rapid Transit holds multiple bus stops throughout Deep Ellum, and locals can hop on the Green Line of its light rail service at the Baylor or Deep Ellum Stations, running from 5 a.m. to midnight daily. Deep Ellum is less than a mile from the Baylor University Medical Center in Dallas and less than 10 miles from the Dallas Love Field Airport.
School days in the Dallas Independent School District
Students attend the Dallas Independent School District, which grades as a B on Niche. The district offers one of the most robust public school choices in Texas and has two options. The first is innovation schools, which are designed to adapt to the needs of each neighborhood and hold attendance boundaries, or transformative schools, which are new schools with specialized academic programming and no attendance boundaries. The innovation school path for Deep Ellum is Zaragoza Elementary, which scores a B-minus, the B-rated Spence Talented/Gifted Academy and North Dallas High School. North Dallas grades a B-minus and is Dallas's oldest high school building. The high school offers the P-Tech program, allowing students to earn an associate's degree for free.
