Linden Heights blends homes and highway access with parks and schools

Linden Heights is a long-established southeast Dayton neighborhood that offers an air of suburban living while keeping you close to the city's important destinations. Residential streets feature late 19th and early 20th-century homes, many of which have been well-maintained over the years. The community has a friendly, walkable feel, with sidewalks connecting to nearby schools and two popular parks. Highway 35 leads to major employers and Downtown Dayton without creating excessive noise in the neighborhood. And while you’re also a quick drive from popular business districts, many locals like to support the small businesses that line Linden Avenue.

Budget-friendly homes shaped by 19th- and 20th-century influences

The neighborhood mainly has historic homes. “Much of the neighborhood was developed in the late 1800s and early 1900s by the Wellmeier brothers, who were prominent local contractors at the time,” says Ben Bullis, Realtor with Plum Tree Realty. “That influence is still visible today — even reflected in street names — and it gives the area a lot of architectural consistency and character.” Common home styles include American Foursquares, bungalows and Craftsmans, plus the occasional Prairie or ranch-style home. A few homes have unique touches, like Tudor half-timbering and cottage-style roofs.

“Linden Heights has naturally been an area for people who want to live in Belmont but might be a little priced out,” says Realtor Adam Martin with Bella Realty Group. Single-family homes in Linden Heights often sell for less than $100,000 or up to the mid-$200,000s, while some properties in Belmont can reach the upper $200,000s.

Explore the dog park, art and trails at Highland and Cleveland parks

The neighborhood has two major parks. In the center of the community, Cleveland Park has a playground, picnic pavilion, basketball court and soccer fields. “It also has a path that leads back into a really nice, wooded area and then comes out at another part of the neighborhood,” says Sherri Crowell, current resident and member of the Linden Heights Community Council. Highland Park has similar amenities, but it’s particularly popular for its dog park and unique art. Many of the park’s ash trees have been carved into colorful sculptures of animals, birds and bugs.

Walk to nearby public and private schools or drive over to UD

Students typically attend Dayton Public Schools, though some families opt for nearby private schools, like Temple Christian School. Many public school students walk to Cleveland Elementary School or to Belmont High School in neighboring Belmont. The community is also a short 2- to 3-mile drive from the University of Dayton (UD), the city’s highly rated Catholic research university. Although Linden Heights isn’t the first place students usually look for housing, Crowell says many people who teach or work at UD live in the neighborhood.

Enjoy walkable blocks and short commutes to job centers

“This is a very walkable part of town,” Crowell says. “Basically, every street has sidewalks. If it doesn’t, it’s still an area where you’re not going to get run over walking on the side of the street.” The community borders Highway 35, and residents make the 3-mile drive to employment hubs like UD, Miami Valley Hospital and downtown Dayton. Wright-Patterson Air Force Base, the city’s largest employer, is about 11 miles away. “We are so centrally located that there isn’t much around here that you have to drive more than 15 minutes to get to, and that often includes parking,” Crowell says.

Since the highway closely borders the neighborhood, concerns about excessive noise sometimes pop up. However, Martin says, “Linden Avenue acts as a buffer between the highway and many of the houses, and the construction of these older homes also doesn’t allow a lot of noise to come through.”

Long-loved eateries flank Linden Avenue

For shopping and dining, you could easily head into the Belmont business district or downtown Dayton, but locals love Linden Avenue for its family-owned businesses. “There are a couple of key restaurants on Linden Avenue that have almost a cult-like following,” Martin says. Most are longtime staples, including:

  • Fatback’s Barbecue, a country-style restaurant known for its brisket and ribs
  • Hasty Tasty Pancake House, a classic diner serving all-day breakfast since 1958
  • Elsa’s Mexican Restaurant, a laid-back spot for Mexican food and its signature Bad Juan margarita
  • Mehaffies Pies, a dessert shop selling seasonal pies and cheesecakes since 1930
