Walnut Hills is evenly split between homeowners and renters. The area's location makes it an attractive choice for families, working professionals and even college students. "When you're south of [Highway] 35 like that, you're getting into more university housing," says David Moyer, Realtor with Keller Williams Advisors Realty. "The majority of your students live in Walnut Hills and in the Twin Towers area." Healthcare workers are around the corner from Miami Valley Hospital, a major city employer, and commuters aren't far from the city center. "It's a neighborhood where anyone can be comfortable," says Mike Schommer, former president of the Walnut Hills Neighborhood Association.
Walk to local public schools and the University of Dayton
Walnut Hills is part of the Dayton Public Schools district, and students can walk to Belmont High School just south of the neighborhood. "Belmont High School has had some great success lately with their graduation rate," Schommer says. "Their dual enrollment program has led to students graduating high school with an associate degree." College students are less than a mile from the University of Dayton, a highly rated Catholic research university.

Commuters can walk, bike or drive to their destinations
Living in a suburb means most people drive to get around, but Walnut Hills is close enough to some places that residents can get by without a car. "You're biking distance to downtown and walking distance to the University of Dayton," Schommer says. "It's a great location." If people need to commute by car, Highway 35 is nearby, and Wayne Avenue leads straight into downtown.

The neighborhood doesn't have many businesses, but Wayne Avenue is lined with a few local favorites. One of the most famous is Ester Price, a gourmet chocolate shop that's been around since the 1920s. "Ester Price is kind of a big thing in Dayton," Moyer says. "That family ruled the Dayton area during the Wright brothers era." Other popular businesses are in neighboring Twin Towers, including:
South Park Pizza Tavern, a laid-back spot selling craft beer and custom pizzas
Wayne and Clover Coffee Shop, a cozy café serving locally sourced coffee and pastries
