Chatfield Bluffs offers quiet living near its namesake State Park

Minutes from Chatfield State Park and the Denver Botanic Gardens, Chatfield Bluffs offers foothills living without the accompanying commute times. Parks and open spaces surround the southwest Littleton neighborhood, while proximity to C-470 provides easy access to downtown Denver. Buyers are drawn to the area’s recreation, highly rated schools and nearby employers like Johns Manville. Even though it feels far removed from city life, major roads and active shopping centers are within a two-mile drive.

Types of homes, price points and a local HOA

The community was developed in the late 1990s and early 2000s, with modern traditional and craftsman-inspired homes lining the streets. Single-family homes usually feature fenced-in back yards and two-car garages, and most lots have spacious attached decks and patios. Homes on the neighborhood’s south side back up to the wide-open space and trails that lead to the state park with views of the Chatfield Reservoir and rolling hills in the distance. Stand-alone builds start in the low $600,000s and reach around $1 million, while the area’s two-and-three-bedroom condos range from the low $300,000s to the low $600,000s. Condo and townhome owners pay monthly HOA dues of around $460, while dues for single-family homes are typically between $50 and $60 a month.

Highly rated Jefferson County Schools

The neighborhood is served by Jeffco Public Schools, with each of its designated schools within a 10-minute drive. Through the county’s open enrollment program, families can apply to any school in the district, with admittance determined on a first-come, first-served basis. Jeffco has above-average graduation rates and partners with nearby schools like Red Rocks Community College and Arapahoe Community College.

Parks and open space close by

“There’s great hiking and walkability, and it’s nice to have something very close,” says Re/Max team leader and associate Kim Davis. “You can walk right to both the botanic gardens and Hildebrand. You’re just so close to the foothills with hiking and mountain biking. It’s great for recreational purposes, and Chatfield Reservoir is great too.” Denver Botanic Gardens Chatfield Farms lies just south of the neighborhood and has 700 acres of historic buildings, nature trails and native plant gardens. Chatfield State Park offers miles of hiking trails, a large dog park, campgrounds and an expansive reservoir where you can boat, fish or swim. “If you’re a golfer, this is a really attractive side of town,” says Steve Westfall, a longtime Littleton-area Realtor with Re/Max Professionals. “I’m a big golfer, and I love that you have options in this area. My personal favorite is the Fox Hollows Golf Course because it has great conditions and has three nine-hole courses, so you can mix and match.” Fox Hollows is around 9 miles from the neighborhood and is just one of six courses within about a 15-minute drive.

Wildfire awareness in Chatfield Bluffs

With its proximity to the foothills and the surrounding vegetation, southwest Littleton has a higher risk of wildfire compared to most of the Denver area. Here’s what you should know about the area’s risk factors and recommended precautions:

  • The main reasons for increased risk on this side of Jefferson County include high wind levels in the area, dry summers and proximity to the county’s vast open space and flammable vegetation.
  • The county regularly places fire bans in the spring and summer months, but bans can continue into the cooler months depending on annual rainfall.
  • Insurance premiums tend to be higher here compared to central Denver.
  • Chatfield Bluffs remains at a lower wildfire risk compared to neighborhoods deeper into the western foothills.

The shopping centers of Kipling Parkway lie just north of the community, with nearby stores like Safeway, PetSmart and Ace Hardware. You can find familiar chains and small, locally owned restaurants close to home. Local favorites include:
