Between the South Platte River and Denver’s Central Business District, River North has a vibrant arts scene and walkable streets. With some buildings dating back to the late 19th century, the area, locally known as RiNo, blends history with modern development. Galleries, music venues and local restaurants line the streets between residential pockets, and colorful murals are around every corner. You’ll find quick access to public transit and major employers, and recreation areas and fun events are always easy to find.

Old and new meet in the local housing market

River North has a mix of century-old multi-family buildings and newly built condos. Brick exteriors from the early 1900s wear painted signs indicating their past lives as textile shops and factories, and newer 2020s condo developments line the South Platte River. While condos and townhouses make up the majority of the housing scene here, you’ll find some single-family homes along Lawrence Street and between 43rd Avenue and Interstate 70. The neighborhood has a median price of around $500,000, significantly lower than the Denver County median of $640,000. Condos and townhouses start in the low $200,000s and reach the mid-$800,000s, while single-family builds range from the low $300,000s to around $1.1 million.

Art and music venues in River North

Murals and sculptures can be seen from almost every corner of River North. “We have mural arts tours that go throughout the district, and it gives visitors and residents a good feel for the neighborhood, touring around different pieces, getting a lot of background on the artists and their inspiration,” says Caroline Campbell, Public Relations and Communications Manager at Visit Denver. Spots like Plinth Gallery and Rainy Days Gallery showcase local artwork, with music and theater venues scattered across the area. For an evening of live entertainment, you can visit:

  • Two Moons Music Hall, a cocktail lounge hosting live music every weekend
  • Larimer Lounge, a live music venue that has featured sold-out shows for over 20 years
  • Marquis Theater, a historic venue that hosts touring musicians, comics and more
  • The Mission Ballroom, an expansive music hall featuring everything from rock bands to orchestras

Walkability and public transit

River North is considered one of the most walkable neighborhoods in Denver, with well-maintained sidewalks and crosswalks leading to dozens of businesses, bus stops and amenities close to home. While some single-family homes have garages, many locals rely on street parking or parking garages. The Blake light rail station, overseen by the Regional Transportation District (RTD), sits on the A Line, connecting to Union Station and Denver International Airport. Leading into Downtown Denver, RTD bus stops line Broadway and Larimer Street. Interstates 70 and 25 intersect near the neighborhood, providing easy access to the airport, major employers and nearby cities like Fort Collins, Colorado Springs and Golden.

Popular restaurants and businesses

There are dozens of restaurants, bars and shops in River North, and most residents are within a block or two of a meal out. “Improper City is one of my favorites,” says Campbell. “They have a nice garden where we love to sit. Our Mutual Friend is also a great brewery that often has a lot of different collabs.” Crema offers coffee and brunch fare, while Safta is the go-to spot for Middle Eastern cuisine. The Denver Central Market is a large marketplace with counters selling meat, fresh seafood, produce, pastries and more. For a larger selection of groceries and day-to-day essentials, Natural Grocers and King Soopers are both close by.

Access to recreation and trails

Even in its active downtown region, Denver is known for its outdoor recreation. You’re less than 20 miles from the hiking trails and camping of the Rocky Mountains, and expansive city parks offer recreation within a short walk. Popular green spaces in River North include:

  • RiNo Art Park, which has a playground, picnic tables and open space along the South Platte River
  • Mestizo-Curtis Park, home to tennis and basketball courts, tree-shaded picnic spots and a seasonal outdoor pool
  • Globeville Landing Park, a riverside recreation area with paved walking paths, a sandy playground and access to the 45-mile South Platte River Trail
For more recreation, Movement RiNo is an indoor bouldering gym with 15-foot walls, yoga classes and a fitness center. And skiers are just over 30 miles from Echo Mountain and about 70 miles from Winter Park.
