Commuting to any of the three destinations takes less than 20 minutes without traffic, which is a large part of the neighborhood’s appeal to homebuyers, according to Realtor Tricia Sloan of Berkshire Hathaway HomeServices York Simpson Underwood Realty. Plus, with a litany of retailers and restaurants nearby, and more than 140 acres of outdoor recreation space practically at their doorsteps, residents enjoy easy commuting to plenty of leisure activities, too.

Between Chapel Hill, Durham and RTP
Downtown Durham is within about 7 miles of most Patterson Place homes, and so is downtown Chapel Hill. The drive northeast into downtown Durham can take just 15 minutes with no traffic, via US Route 501 and Durham-Chapel Hill Boulevard. Driving southwest into downtown Chapel Hill takes about the same amount of time, heading south down Interstate 40 and west along North Carolina Highway 54. Research Triangle Park, known locally as “RTP,” is about 11 miles southeast of home. That’s about a 15-minute drive, too, via I-40. “RTP is a big research and industry hub in the Durham-Raleigh-Chapel Hill Triangle region, and a lot of people in this area work there,” says Carla Sevilla, a local Realtor with Chanticleer Properties.

US Route 501 corridor retailers and restaurants
New Hope Commons Mall and the Patterson Place shopping center face each other from either side of US Route 501 at the north end of the community. Both destinations are within a few miles of most homes. Between the two, there are big box stores galore, including Walmart Supercenter, Home Depot, Dick’s Sporting Goods and Best Buy. The business corridor is lined with national chain eateries such as First Watch and Carrabba’s Italian Grill, too. For date night, Elements Restaurant & Wine Bar offers elegant Asian and European-inspired fare crafted from locally sourced ingredients. This upscale restaurant is in Chapel Hill, about 5 miles southwest of most homes. Sevilla recommends Only Burger for a more casual dining experience. “It’s great if you’re looking for a really delicious hamburger, and it’s not far away,” she says. The burger joint is just a few miles east, off Old Chapel Hill Road.

Varied home styles and a wide price range
Between the apartment and condo buildings, neat rows of townhomes and standalone single-family homes that fill these quiet, suburban streets, there are myriad housing options. Sloan observes that prices vary just as widely as the home styles. “Prices range all over the place in this area, depending on whether or not the home has been renovated, how big the lot is and whether or not there’s a yard. It can go anywhere from $400,000 to $900,000,” she says. Indeed, a two-bedroom, two-bathroom townhome built in 1986 sold for $325,000 in July 2024, while a five-bedroom, five-bathroom Modern Farmhouse-style new build sold for $1.08 million that same month. “We’re averaging around 26 days on market in Durham right now, but homes in this area are staying on the market for closer to 35 or 40 days,” says Sloan.

Sprawling parks, public and private
Old Chapel Hill Park covers nearly 24 acres of the neighborhood’s north side. The public park offers a sunny, multiuse athletic field, a basketball court, greenway access and a large playground. About a mile south, off Farrington Road, there’s Five Oaks Recreational Association. The private rec club offers 36 acres of amenities, from an outdoor pool and hiking trails to several dedicated pickleball courts and a 24-hour fitness center. It also features a fishable lake, a fully fenced dog park, a basketball court and a playground. Leigh Farm Park’s historic 19th-century farm buildings and residences are spread out over 7 acres of the nearly 83-acre park on Patterson Place’s south side. Visitors can tour the Leigh House, built in 1835. The grounds also include an early 19th-century dairy cabin and mid-19th-century enslaved peoples’ cabins. Beyond the historic buildings, the park features open agricultural land and dense woods. The Piedmont Wildlife Center, which offers educational, conservation-focused youth camps and outreach programs, is not far from the historic area.

Highly rated Durham County Public Schools
Kids between preschool and fifth grade go to Creekside Elementary, which earns a B-minus from Niche. Older students go to Githens Middle and Jordan High. Githens gets a B from Niche while Jordan gets a B-plus. Jordan High is also ranked No. 8 on Niche’s list of the best public high schools in Durham County. It opened in 1963 as the first desegregated school in the county. Since then, Jordan’s student body has grown from 500 to nearly 2,000. The high school offers 25 different Advanced Placement courses, including some new additions for the 2024-2025 school year: AP African American Studies, AP Art History and AP Pre-Calculus.
