Spring Valley spans over 35 square miles and offers housing of nearly every shape and size. The neighborhood is a short drive from major attractions like The Strip and Chinatown, making the area popular among workers in the hospitality industry. Residents have access to the 40-plus private and public schools to choose from in the area, most of which are only a short walk away from local parks with shaded playsets and open green fields. “In this area, people are often outside; there is a lot of greenery compared to the rest of Vegas,” says Mai Harakat, the assistant property manager at Spanish Ridge Apartments, who has lived in the Las Vegas area for over 10 years.

Cultural delights in Southern Nevada

Residents of Spring Valley have a wide variety of dining and shopping options less than 2 miles from home. “There are a lot of restaurants in the area,” Harakat says. “Chinatown is a big draw as well.” The quick drive east to Chinatown allows residents to find a melting pot of Asian culture, cuisine and shopping, as well as various events, festivals and performances that highlight the community's rich heritage. For dining out, locals can choose from a warm bowl of ramen at the top-rated Menya Musashi to sour soup and other classic Filipino dishes at D’Pinoy Joint. Residents can grocery shop at Sprouts Farmers Market and La Bonita Supermarket in the center of the neighborhood.

Local highways and RTCSN buses

For most activities, locals won’t need to get on the freeway due to all the amenities offered in the neighborhood. Yet, with Summerlin Parkway and highways 15 and 215 just minutes from home, residents have streamlined routes to get around the valley. Harakat says that cars are not the only option in the neighborhood, as area sidewalks make it easy to reach the many businesses within walking distance. There are also plenty of Regional Transportation Commission of Southern Nevada bus stops along Rainbow Boulevard and Flamingo Road for those looking to commute or take a day trip downtown. Harry Reid International Airport is 6 miles away from the center of the neighborhood.

A variety of Stucco homes and tile roofs

Compared to newer communities like nearby Summerlin, lot sizes in Spring Valley are generally larger. Though Southwestern stucco exteriors and tile roofs are prevalent, renovations and creative desert landscaping allow individual homeowners to show off their personality. The size of residences in Spring Valley can also vary widely throughout the neighborhood, from manufactured home communities and townhouses to single-family homes and even newly constructed manors owned by celebrities and athletes alike. The neighborhood is split between several communities and HOAs, many of which include pools and parks for those living in the area. Prices for manufactured communities and condo-style homes tend to fall between $150,000 and $300,000, with single-family properties costing between $300,000 and $850,000. Larger mansions in the area can even range from $1 million to $2 million.

Expansive green spaces and Clark County amenities

More than a dozen parks throughout the neighborhood are available for year-round use and are often filled with local families and friends. One such park is Desert Breeze Park, one of the largest in the Clark County Park system and offers a community center next to a skatepark, dog park and multiple sports fields for roller hockey, baseball and soccer. The park also has an aquatic center with multiple pools and slides offering daily and annual passes. Less than 2 miles away is Spring Valley Community Park, where locals can stroll the lighted walking trails and take advantage of the expansive green spaces for a summer picnic. The center of the neighborhood is also taken up by the Spanish Trail Private Country Club, which has three distinct 18-hole courses surrounded by a gated community with amenities ranging from a fitness center to a barber shop.

Schools and clubs centrally located in Spring Valley

Students living in Spring Valley can choose from dozens of schools. Many start at the centrally located Pat Diskin Elementary School, which receives a C rating on Niche. They can then move on to the C-rated Clifford J Lawrence Junior High School and finish at Spring Valley High School, which receives a B-plus rating. The high school has over 2,200 students and offers 42 unique clubs, including animation and Vietnamese clubs.

The Las Vegas Strip and annual festivals

Bite of Las Vegas is a food and music festival where some of the world’s best chefs serve signature dishes while award-winning musicians and bands perform. Past performers include Matchbox Twenty, Daughtry and Shinedown. This festival has taken place in the neighborhood at Desert Breeze Park and a quick drive away at the Downtown Las Vegas Events Center. “There are a lot of food festivals in Las Vegas for people to try,” Harakat says. For additional recreation, Spring Valley is close to some of the area’s largest and most popular entertainment and shopping destinations on The Strip, with easily accessible boulevards connecting the suburbs to downtown.

Quiet in the homes and the rumble of the highway

Residents of Spring Valley are in a highly residential area, but besides the rumble of the major roads, it is a calmer environment than neighboring communities. “The area is pretty quiet, but it gets louder the closer you get to the strip,” Harakat says. The Spring Valley Hospital Medical Center is located on the neighborhood's southern end and specializes in open-heart surgery and stroke care.

Again, Vegas has nothing to offer in terms of nature. The quality of parks and green spaces are average and nothing special. If I truly wanted to go to a park, it would be to a very nice, lush one, which is definitely a struggle to find. We do not have any wildlife or zoos laying around in the area, except for the Springs Preserve which I hear is also an average place. There isn't much here in Las Vegas.

Spring Valley is a very peaceful neighbor. You will barely hear any sound of the traffics. Moreover, this area has one of the best hospitals of the city- Spring Valley hospital. Nevertheless, this place is kind of in the middle of the city that you can go to the west or the east by the same amount of time. Which means that it is near many schools, colleges, and University in Las Vegas. Choosing to live in this area will never disappoint you.
