The sprawling 2,500-acre development encompasses four gated communities: Lighthouse Bay, Copperleaf, Shadow Wood and Spring Run. Golf memberships are bundled into homeownership for residents in Copperleaf and Spring Run, while Lighthouse Bay traded a golf course for private lakefront living for each home. More than 80% of the population is age 65 or older and the median age is 76, making it a popular choice among retirees. “In Shadow Wood and the other Brooks communities, these are mostly second or third homes for people,” says Wayne Taylor, a resident of more than 20 years and real estate agent with John R. Wood Properties. “You have the beach people, you have the fishing people and you have the golf people. Where we are, if you’re not a golfer, it’s probably not the best place for you.” Each community in The Brooks offers something different. Copperleaf has the lowest density with 565 units, while all 650 homes in Lighthouse Bay have lake views. Shadow Wood is the largest community with 34 neighborhoods and nearly 1,500 homes, but Spring Run comes in a close second with about
