The Churchill neighborhood stretches to Eugene’s southern and western city limits, encompassing acres of wetland prairie habitat. Trails connected to the neighborhood’s natural preserves climb the south slope of Churchill, reaching the upscale homes and complexes on its ridge. Though the neighborhood is seemingly elevated, it remains close to the University of Oregon. “Most of our tenants are all grown up. We don’t get the student population, and if we do, they are working on their masters, and all they do is study,” says Janey Yadon, the manager of Somerset Villas of 20 years, who has lived in the complex for 19 years. “It’s never party central up here. It’s quiet and low-key, and everyone does their own thing.”
New traditional builds perch on Churchill’s southern ridge
Churchill consists of both flatlands and subdivisions. Ranch-style homes and split-levels built throughout the 1960s and 1970s sprawl out on the flat terrain of northern Churchill, fetching between $415,000 and $600,000. Buyers will find new traditional homes with multiple gables in the same price range, though some come with additional homeowners association costs. Homes that enjoy the views and privacy of the wooded southern ridge cost between $640,000 and $800,000. “They’re more prestigious, more tucked away,” says John Romito, owner and principal broker of Heart and Home Real Estate. New traditional builds from the 1990s and early 2000s with two or more levels and mid-century modern homes perch on elevated cul-de-sacs with wide sidewalks that wind up the hill. “You will get the deer and the wild turkey, and more evergreen trees. The builders also tend to build larger there.”

Preserves, prairies and parks in Churchill
A suburban community on the outskirts of Eugene, Churchill is composed of both developed and natural green spaces. Churchill Sports Park sits almost in the center of the neighborhood with a baseball field, a football field surrounded by a track, a softball diamond, a volleyball court and a skate park. It also has a playground, and several plots arranged in a horseshoe shape, which make up the Churchill Community Garden. Skyview City Park and Videra Park serve the elevated, southern subdivisions of Churchill with modern playgrounds. The western portion of the neighborhood belongs to the Willow Creek Preserve, a grassy meadow spotted with colorful wildflowers and rare species, like the Willamette Valley daisy and Bradshaw’s desert parsley. Immediately north, the Luk-wah Prairie is covered with tufted hairgrass, part of the larger West Eugene Wetlands. The Wild Iris Ridge Park trail cuts through an aisle of trees from the subdivision at the crest of Churchill down to the preserve and the prairie.

Though Churchill largely consists of winding suburban streets and expansive nature preserves, several big-box retail stores and popular eateries line 11th Avenue, less than half a mile away from the neighborhood’s northern border. Toxic Burger may seem like a traditional burger spot, known for its skull-and-cross-charred burger buns, but its menu emphasizes gluten-free and vegetarian options. Next door, Coffee Plant Roasters starts the morning with espresso, pastries or breakfast plates. Direct connections to downtown and University of Oregon
Though the Churchill neighborhood has a distinctly more suburban feel than neighborhoods to its east, it’s directly connected to downtown Eugene via 11th Avenue, and to the University of Oregon campus via 18th Avenue. Eleventh Avenue also continues west out of Eugene, where it becomes known as Oregon state Route 126, and eventually connects to the Oregon coast. Lane County Transit buses stop on both thoroughfares, connecting residents to downtown and to the Veneta community west of Eugene.
